Property description

This property is a real gem of an historical Grade II listed property in Nonington. Believed to have originally been constructed in the 16th century it was the local butcher’s shop until the 1970s and the name ‘Southdown’ almost certainly relates to one of the butchers who resided there and specialised in the fattening of Southdown sheep. Subsequently it became an antique shop and ultimately it was converted into a charming and unique family home.

The first thing you notice when you walk into the house is the spacious and flexible accommodation. The reception hall is large enough to be used as study with its cosy wood burning stove, while you can entertain friends and family in the very attractive lounge. This is given its delightful character by the old brick fireplace, fascinating sash windows, pine doors and a central beam. The well fitted kitchen includes two single ovens, a gas hob, dishwasher and fridge/freezer and flows through to the breakfast room that includes additional kitchen units.

You could comfortably fit at least a dozen or more people around a table in the very large and impressive dining room, while family members will be queuing up to reserve the fascinating bedroom on the ground floor. This has some amazing beams and original butcher’s shop pulley equipment suspended from the ceiling. There is an adjacent shower room and also a large family bathroom as well as access to the beamed basement that is currently being used as a utility room.

Up one flight of stairs above the ground floor bedroom is another bedroom that makes a great space or anyone wanting a bit of privacy while off the main staircase there are three bedrooms and a shower room. The rear garden is remarkably spacious with a lawn area, a large terrace and a raised decked area where you can soak up the sunshine while at the front of the house there is a driveway for off road parking.

What the Owner says:

We have lived at our lovely home for the past 21 years but our family are growing up and we need to find somewhere with space. We are not going to move very far away as Nonington is a pleasant and friendly village nestling in the middle of the Kent countryside with the local Royal Oak pub is a great focal point. The village hall provides plenty of activities including badminton, table tennis and toddler groups and there is also a cricket club as well as bridle paths and wonderful country walks around the village – you can even try one of the guided walks organised by members of the parish council. There is a very good local primary school, a garage and a Co-op only three minutes drive. There are regular bus services to Dover for easy access to the Continent and Canterbury with its historic buildings, high street stores and individual shops as well as excellent restaurants, theatres, schools and universities - and it is less than an hour to London from Canterbury West station to St Pancras. So we feel the village is very central for both the coast, the countryside and the towns.
