Property description

Tucked away in a private secure enclave close to the village church in Hoath, this property is a delightful detached modern family home. Although built around the turn of this century, this fascinating property was constructed using Kent peg tiles and a brick and wood exterior, so it blends in well with the surrounding Grade II listed farmhouse and barn conversions, while the internal features give it plenty of character. Walking through the oak front door you are greeted by an impressive light and bright galleried dining hall with a vaulted and beamed ceiling, an unusual double-height window and French doors to the terrace. This

Leads to the charming sitting room with its ingle-style fireplace, beamed ceiling and glass doors to the conservatory, providing a wonderful overall space for everyday living and for entertaining – whether it is a dinner party or a family get-together. All the internal doors, windows and the conservatory frame are made from sustainable British Columbian pine. External doors and beams are of oak.The quality of the overall finish is superb. The well-fitted office is a joy for anyone wanting to do work at home while the large kitchen/breakfast room is where the family are likely to spend much of their time. It includes bespoke fitted units, a range cooker, dishwasher, wine rack and fridge with additional appliances in the adjacent utility room and plenty of storage in the walk-in pantry. Leading off the galleried landing are the family bathroom with both a bath and a shower and four bedrooms including the master with ensuite facilities and fitted wardrobes. For anyone who enjoys spending time outside, the wrap-around garden is a delight. Whether you want to listen to the water feature in the charming Japanese garden, relax over a meal on the large terrace or ‘grow your own’ in the veggie patch, there is something for everyone. As it backs on to the churchyard the garden is very quiet and tranquil, with the only sound coming from the birds. There are two garages belonging to the property in the adjacent garage block that was originally the dairy.

What the Owner says:

We fell in love with the property when we first saw it partially built on a cold January day in 2001 and immediately knew it was the home for us. We have enjoyed every minute of our time here but, while we will be sad to leave, we feel it is time to start a new chapter in our lives. It has been a fantastic family home and we have wonderful memories of hosting great parties, dinners and family Christmases. Hoath is a friendly village with a good primary school. There are plenty of activities with the local playgroup, yoga group, the WI, the gardening club and the men’s club all using the Village Hall on a regular basis. Although we live in the country we are not far from the Thanet Way for London and only about 15 minutes from Canterbury, Whitstable and Herne Bay and we can easily get to Sturry for the high-speed train to St. Pancras. It is less than two miles to Broomfield village where there is a post office, minimarket, hairdresser, two takeaways and pub and if you want an evening out you can always go to the nearby Gate Inn or the Prince of Wales pub for a drink and a pleasant meal. There are plenty of excellent country walks around the area and the East Blean Nature Reserve is a great place for the children to see wild animals and roam freely – not forgetting the cycle track for BMX bikes at Broomfield. For anyone who enjoys riding you will find a number of bridlepaths, while the adjacent village of Maypole even has its own airfield for flying enthusiasts.
