Property description

This gorgeous Grade II listed Regency property is probably one of the most beautiful properties within the walls of Canterbury City centre. With its white exterior, plethora of multi pane windows and steps leading up to the front door, it stands proud as a unique property even among other delightful city centre homes. Once inside the house you can appreciate the stunning proportions of the main rooms and the lovely period features such as fire places, shutters, high skirting boards, lofty ceilings, ornate coving and ceiling roses in the welcoming reception hall and magnificent lounge and dining room. Indeed, the ambience imbued by the elegance of a bygone era is such that you can almost imagine some of Jane Austen’s heroines wafting down the Georgian staircase.

Virtually backing on to the Marlowe theatre and only a stone’s throw from the high street with its shops, restaurants and historic buildings, this property is currently being run as a highly successful bed and breakfast business, which could be continued as a going concern. However the spacious and flexible accommodation could easily be rearranged to suit a wide variety of needs, depending upon your individual requirements. For example, there are currently three bedrooms with en suite shower rooms on the second floor all accessed via one outer door, which could be reconfigured to create a magnificent master suite. While the lovely en suite bedroom above the kitchen on the first landing would make an ideal TV room/library/office as it is away from the hustle and bustle of the rest of the house. You will find three further bedrooms with en suite facilities on the first floor also accessed via one outer door.

There is also a cavernous storage cupboard and cloakroom on the ground floor that could be converted to a small office as well as a fitted kitchen/breakfast room with access to the walled courtyard where you can sit out and enjoy the sunshine. Another great surprise is the lower ground annex. This consists of two rooms, bathroom and kitchenette with separate access via the front courtyard. It is usually let out to theatrical performers from the Marlowe but would make an excellent space for elderly relatives, older children wanting their own space or even for staff.

What the Owner says:

We bought this house because it is so beautiful and central to the city and if you want to go to London regularly it is only a 10 minute walk to Canterbury West station for the 56 minute journey to St Pancras. We understand the house was built prior to 1820 and legend has it that it was once owned by Queen Victoria’s head coachman when he retired, so it is steeped in history. However, much as we love the place, we feel it is time to start a new chapter in our lives but hope the next owners will appreciate this wonderful place as much as we have.

We have thoroughly enjoyed running the bed and breakfast and met lots of interesting and fascinating people – particularly from the theatre as we are quite high up on the ‘theatrical digs list.’

We love being able to walk to the shops, restaurants, cinema and theatre within a matter of seconds. At the same time it is surprisingly quiet where we live because the noise seems to almost disappear the minute you turn off the main high street. We can even park our car outside our house as there are plenty of spaces available for those with resident permits. For anyone with children there are excellent educational facilities in the city including both private and state schools as well as two universities and a further education college. It is particularly handy for the Kings School which is less than five minutes walk away.
