The Property

Church Farm has a truly wonderful history and is a magnificent house dating back to approximately 1430. The house is Grade II listed and was originally owned by John Ellingham before being inherited by his son Jeffrey, during the reign of Henry VI. In 1493, Jeffrey Ellingham gifted Church Farm to the St. Andrews Church donating all income from the land to the village church. In the late 16th century the house was subject to some major alterations with the hall being fully sealed and the construction of a central chimney stack rising through the first floor. The house has recently been improved with the re-thatching of the ridge, valleys and the front porch. A front porch way leads into the dining room where you are greeted by an impressive inglenook fireplace. This light room has a wonderful feel to it with pamment tiled floors, timber beams in abundance and a large recess beside the inglenook. A hallway leads beside the inglenook to the double aspect sitting room at the gable end of the farmhouse. The pamment tiles continue covering the sitting room where another inglenook fireplace backs onto the inglenook in the dining room. A doorway provides access to the stairs, which proceed up to the first floor. The kitchen is fitted with a range of painted pine cabinet and base units with an inset oven, hob and sink. The room has a tiled floor and lovely views over rolling arable fields. Adjacent to the kitchen is a large utility room complete with pantry, space for a large fridge/freezer and further storage space. The downstairs bathroom is accessed from the dining room and benefits from a recently refitted three piece suite. Stairs rise to the first floor planning with three independently accessed bedrooms. Two of the bedrooms are excellent sized doubles with wonderful views over the gardens and fields beyond. Both also benefit hugely from large built in wardrobes. The third bedroom can accommodate a double bed and is the smallest of the bedrooms. Located off the master bedroom is a fourth bedroom/study with views over the rear garden. Just off the landing is a first floor bathroom comprising a panelled bath, toilet and hand wash basin.

Outside

In total, the grounds extend to approximately 0.62 acres (sts) and are of south easterly aspect. A gated driveway approaches the property from Bates Lane and leads up to the rear of the house and to the timber framed barn. The barn itself is believed to date back to the 16th century and is currently un-converted, having been originally thatched. The total floor area for the large barn equates to 37ft x 17ft with a high ceiling and twin barndoors. Attached to the barn is a workshop with power and light, measuring approximately 13ft x 10ft. The barn and workshop would make a fine studio/workshop or could potentially be converted into accommodation, subject to relevant planning consents. The front gardens are mainly lawned with a number of herbaceous borders and flower beds, which are vibrant in colour all throughout spring and summer. To the front corner of the garden is a pond, which naturally attracts wildlife. The rear garden is again mainly laid to lawn with fruit trees scattered throughout the area. The orchard has several varieties of fruits trees including apples and pears.

Location

The farmhouse is situated on the edge of the village and is surrounded by countryside and arable fields. Although the house is situated in a rural position, it does have a handful of neighbours with a further community within the main village. The neighbouring villages of Lopham, Kenninghall and Bressingham offer a small selection of facilities including villages stores, post offices, public houses and sporting facilities. All the neighbouring villages have primary schools with the majority feeding into Diss High School and Sixth Form. Diss has a further range of facilities including three supermarkets, pharmacies, doctors, chemists and other high street retailers. The town also has a mainline train station and a popular Friday market.
