The Property
Lochinvar House was built in 1960 of traditional brick and block cavity construction by a local reputable builder. Since then, the house has sat proudly within its plot, being used as an excellent family home over the years.
A spacious reception hall welcomes you into the home, providing a traditional and executive feel with stairs rising to the first floor. The sitting room is extremely well proportioned with a large window to front aspect and sliding doors to the rear conservatory. Inset into the room is a feature fireplace with an inset wood burning stove. The conservatory was added in excess of 20 years ago, and is part brick and UPVC construction. Double doors open out into the wonderful
gardens. At the other end of the house is the kitchen, which is open-plan to the dining room, perfect for evening entertainment or family gatherings. The kitchen is fully fitted with a range of wall and base units set upon natural stone flooring. The room has relevant space for all appliances and incorporates a built in hob with integrated double oven, butler sink and breakfast bar. The home/office, utility and cloakroom complete the ground floor accommodation. Upstairs a large light landing provides access to all four double bedrooms, a large airing cupboard and both shower and bathroom. The master bedroom has the additional benefit of a en-suite bathroom, with charming views over the rear gardens and pasture land beyond. All of the bathrooms have been replaced in recent years.
Outside
The property is accompanied by mature and charming gardens which extend to the front, side and rear of the house. At the front is a large lawned garden, with mature trees and a sizeable driveway leading up to the double garage. The double garage has both power and light. A side gateway then leads into the side gardens which have a variety of fruit trees, shrubs and mature bedding plants. At the rear of the house is the luscious lawned garden with paved patio area. Beyond the rear gardens are grassland and pasture land, adding to the property's rural appeal. In all 0.35 acres (sts).
Location
The property is set just off Church Lane within the village of Wilby. Although Wilby has no immediate facilities, it's only a short distance to the neighbouring villages of Kenninghall and Old Buckenham. To the north is the market town of Attleborough, which has a wide range of amenities including supermarkets, banks, butchers, bakers and other independent stores. For schooling, Wilby conjoins with the neighbouring village of Eccles where the local primary school is located, with secondary education available at Attleborough High School. The A11 is only a couple of miles away and now has a dual carriageway linking the A14, making Newmarket and Cambridge within commutable distance. Regular train services stop at Eccles station on the Norwich to Cambridge line, with changes for London.
Directions
From the A11 Snetterton junction follow Heath Road towards the village of Eccles. On reaching the Eccles Primary School crossroads, continue straight over onto Wilby Road, which feeds into Church Lane. After just passing the Wilby Church, you will find a small green where the property will be situated on the right hand side.
