Property description
An excellent opportunity for animal lovers to acquire a well-established commercial business with an enviable lifestyle and reputation with the added benefit of a comfortable well maintained family home and gardens set in approx. 2.25 acres. The business has a proven track record of strong trading and profits, representing an excellent return before any freehold capital appreciation. Ample scope to expand the business subject to consent.
The Business
The cattery itself is formed in two blocks down the flank side of this significantly sized plot facing inwards. The pens are some distance from the home and are completely screened from the house by the garden, with access gained via a dedicated gate leading directly from the customer parking area.
All 20 pens (registered for 24 animals) were constructed in 1998 to exacting standards and are full height chalets fully insulated with heat-lamps installed. There is also a kitchen and preparation area and separate isolation pen as is legally required and the runs look out on the access corridor and garden. It is clear that all the structures have been meticulously maintained.
Should new owners wish to expand (subject to permission) there is more than adequate space given that the whole plot extends to circa 2.25 acres including a paddock (classed as garden).
The cattery enjoyed Feline Advisory Status and was one of only two awarded this distinction in the Evesham area whilst the scheme was running, The increase in turnover is attributed to £100% capacity over a much longer period due to the closure of the other FAB cattery due to retirement (the owners wishing to stay put and not sell). Thus the opportunity to expand exists and is much needed, as this cattery has not the capacity at present to cope with the business being offered to it.
The House
Detached bungalow and garage with a large garden and paddock (classed as garden) to the rear of the property. Cattery to the side and parking to the front.
The gardens are extensive and well designed with many separate 'rooms', patio, pond and large paddock to the rear backing onto the garden. The immediate area is recognized as an important historical site with a Barrow (ancient burial mound) bordering the paddocks which is classed as garden rather than agricultural land.
SituationThe property enjoys a rural location in the Vale of Evesham. The nearest town is Evesham itself on the banks of the river Avon which is in the Wychavn district of Worcestershire, roughly equidistant between Worcester, Cheltenham and Stratford-upon-Avon. Access to the M5 is straightforward in either a NW (J6) or SW (J9) direction.
