It is Grade II Listed as being of architectural or historic interest. The Old Rectory was occupied by John Hutchins (1698-1773) from 1744 until his death. It was here that he compiled his famous \"History and Antiquities of the County of Dorset\". The house offers spacious accommodation and has a number of attractive features including original fireplaces, shuttered sash windows and a pair of casement doors from the drawing room opening onto the garden. This is almost entirely walled, extending to over one third of an acre and pleasantly secluded, particularly considering its location in the centre of Wareham. The Old Rectory is situated within a mainly walled garden right in the centre of Wareham which is one of Dorset's loveliest market towns known as the Gateway to the Isle of Purbeck. Pleasantly situated between the Rivers Piddle and Frome, Wareham became established as an important cross-channel port in Saxon times when the pretty quay would have been a busy place with ships arriving from the Continent. The massive earth walls built around the perimeter in King Alfred's reign still survive in many places. Wareham offers an excellent range of amenities including supermarkets, restaurants, public houses, library, churches and the Rex cinema. The highly regarded Priory Hotel which dates from the 16th Century fronts onto the River Frome and the Church of St Martin is one of the oldest in the County with parts dating from the early 11th Century. There are excellent schools in the area including Canford, Bryanston, Clayesmore, Milton Abbey and Sherborne together with a number of preparatory schools, good primary and secondary schools. Sporting facilities include fishing (subject to permit) on the River Frome and three golf courses within easy reach at Wareham, the Dorset Golf and Country Club and the Isle of Purbeck. There are bathing beaches at Studland and Swanage (both approximately 10 miles) and a full range of water sports are within easy reach along the Dorset coast with the large sheltered harbour at Poole, as well as the site of the 2012 Sailing Olympics at Weymouth. Communications in the area include a mainline railway station at Wareham, the journey to London Waterloo taking approximately 2¼ hours. The A31 can be joined at Bere Regis providing a route to the M27/M3 and London/Home Counties beyond.

Directions
On entering Wareham from the north (heading in the direction of Swanage), proceed to the traffic lights in the centre of the town. Go straight across still heading towards Swanage passing the Black Bear public house and the pedestrian crossing. Take the next turning on the right into Trinity Lane. Continue for a short distance and The Old Rectory will be seen on the corner of Pound Lane.
