Property description

SUMMARY Millers Farm North Barn has full residential planning permission and offers a very rare opportunity to convert a magnificent unlisted, two story, brick and beach-cobble flint barn under a pantile roof. Dating back to the early 18th Century the barn forms the original working heart of Millers Farm with attached milking parlour and flanking a single story Bull Barn. The North Barn is attached to a smaller barn along it southern boundary.

Although unlisted, the North Barn is noted as being part of an important group of farm buildings within the Trunch Conservation Area. Millers Farm is within an Area of Outstanding National Beauty and located along an historic lane just on the edge of the peaceful and hugely desirable North Norfolk village of Trunch, just over 1 mile from the coast. The Barn provides the potential of 4,899 sq. ft of living space over two levels and sit within grounds of 2.94 acres which forms part of a landscape Masterplan for the Farm created to integrate the barn into a two acre meadow, vegetable gardens and orchard.

HISTORY called Millers Farm after John Miller whose family farmed here in the 1830's.

The North Barn was built circa 1720 as confirmed by Norfolk's Historic Buildings Officer and forms the original working heart of Millers Farm.

Millers Farm is one of five farms that display a Saxon layout and field system along an historic lane with the oldest buildings being on a north south axis.

The Barn is constructed of beach cobble flint and pantile roofs with internal reed and plaster ceilings.

Last used as a dairy farm in 1950's, the North Barn was a threshing barn and cart horse stabling with attached milking parlour.

.

Field and orchard are on Grade1 classification land.

All in designated area of Outstanding National Beauty and Conservation Area.

CURRENT MASTERPLAN A new Masterplan for Millers Farm has been created by the current owners, an Architect and Landscape Designer to provide a dedicated vehicular access, a larger plot size and greater privacy for the North Barn. This forms a further development to the current planning permission; additional land is being included in the sale of the North Barn upon adoption of new Masterplan – SK 024 and SK 022.

OUTSIDE The North Barn occupies an area of 2.94 acres (STS). To the north there is a newly planted orchard and a two acre hedged south facing meadow with absolutely stunning views of arable farmland and beyond toward the coast. To the east of the barn is a vegetable garden.

LOCATION The picturesque village of Trunch is a thriving community with a fine 14th Century church, and uniquely retains a village shop/post office stores and popular public house. The coast at Mundesley is only 1 mile away and has excellent sandy beaches whilst the market towns of North Walsham and Aylsham are 3 and 8 miles respectively providing everyday and specialist shopping facilities, including a Waitrose at North Walsham. The thriving town of Holt, renowned for its boutique independent shops, Byfords delicatessen and Gresham School, is about 12 miles. Norwich, the cathedral city and regional centre of East Anglia, is approximately 19 miles, and has a thriving business community together with cultural and leisure activities for most tastes and a regular rail service to London Liverpool Street with a journey time of 1 hour and 50 minutes. The city also has an increasingly impressive education sector at all ages and levels.

APPROACH Currently accessed off a quiet country lane. The new proposed dedicated access will sweep around the eastern boundary of the barn. see Masterplan, SK 024
