Alternative Use
Redevelopment would be possible for either a similar type of care use or alternatively residential. Waveney District Council have agreed that their restrictive Policy DM15, which resists change, will NOT be appropriate as the facility is being replaced elsewhere.The irregular shaped site, extending to 1.79 acres is situated in an affluent residential district, might be restricted to larger properties and yield 12 to 15 higher value properties or alternatively a higher density apartment block complex.
Condition Commentary
The buildingis a 1970's standard brick and block cavity construction we believe is without wall insulation and would benefit from insulation.Windows area generally timber, some uPVC investment on this item would be required.The majority of roofs are of timbered construction with flat built-up bitminious felt roofs. These would benefit from insultation and a higher grade covering.The left is not DDA or Part M compliant and would need replacement.The complex has possibilities to be extended wihtout too much loss of amenity grounds.Internally the accommodation requires decoration and selective renewal of floor coverings.
