About the Area
Holcombe is an historic village set in beautiful countryside between Wells and Bath (about 12 miles) which is within easy commuting reach as is Bristol. Both have a wide range of amenities and mainline stations to London. The nearby town of Frome also has a train service to Bath and London. The village has two churches (the oldest having Saxon origins), a post office, 2 pubs and the private members club Babington House is close by. There are excellent state schools in the area and independent schools include Downside, All Hallows, Millfield, Wells Cathedral and the Bath and Bristol schools.

Description
Lipyeate Farmhouse is situated down a quiet country lane near the village of Holcombe. The property is approached via a sweeping gravel drive that winds past the side of the house to a wide, open courtyard providing lots of parking for several cars. The formal entrance of the house is through the front garden to a porch opening into the hallway. From the hallway doors open into the study, with an inglenook fireplace, exposed chamfered beams and a mullion window with seat. The music room is off the other side of the hall and also has an inglenook fireplace and exposed beams.

*
The large kitchen / breakfast room has ample fitted units, granite worktops, Belfast sink, fitted range cooker (available by separate negotiation), and extractor hood. Double oak doors open into a formal dining room, with an inset alcove and pretty views across the garden. The sitting room is a large room with a smart limestone fireplace, dual aspect views and French doors to both the yard and the garden. A glazed door leads to the rear hall, with the door to the yard, a cloakroom and a door to the triple garage. Leading from the kitchen there is a guest suite of accommodation which includes a double bedroom, bathroom (bath, basin, wc & electric shower) and a kitchenette, (now used as the utility room). The bedroom is light airy and has an exposed elm beam, an original bread oven and garden views; it also connects to the music room.

The master bedroom has a large ensuite bathroom with bath, wc, basin and separate shower and a dressing room with fitted wardrobes, the dressing room could double up as a nursery or a 6th bedroom. From one bedroom a staircase leads to the roof space, which has lots of storage and development potential subject to necessary consents.

An attractive kitchen living room, with, hardwood worktops, gas hob, electric oven and extractor and a large double bedroom with a well appointed ensuite bathroom, basin, wc and bath, with integral shower and screen.
