Grinding Mill

Gross internal floor area – 186.2 sq metres

To be constructed from ground level on the site of the former stone barn and gin race strictly in accordance with the approved plans and drawings. Upon completion, this building will then be listed in effect as a Grade II listed building. Planning consent number is 10/01543/LI dated 3rd June, 2010. The proposed accommodation comprises a dining hall, dining kitchen, 2 living rooms, cloaks/w.C.; on the first floor, 4 bedrooms, bathroom and en-suite shower room.

The planning consent is subject to a number of conditions which must be satisfied before 2nd June, 2013.

North Barn

Gross internal floor area – 52.3 sq metres

A single storey dwelling adjoining The Grinding Mill (and attached to it on one side) comprising living room, dining-kitchen, inner hall, 2 bedrooms and bathroom. This building, together with the other two barn conversions, is covered by planning consent number 32/379/03/fu dated 10th February, 2004, which has been secured in perpetuity by the execution of the work which has been carried out already on the North Barn.

Building Regulations approval was obtained from Leeds City Council under reference number B/08/04146/othfp dated 6th October, 2008.

South Wing

Gross internal floor area (overall) – 114.7 sq metres

A single storey dwelling attached to the West Wing with separate, detached Hobbies Room or Study (17.8 sq metres) comprising hall, living room, dining-kitchen, 3 bedrooms, bathroom, and en-suite shower room.

Planning consent granted as for the ‘North Barn’.

West Wing

Gross internal floor area – 110.7 sq metres

A two-storey dwelling attached to the South Wing comprising hall, large living room, kitchen, 3 bedrooms (two on the ground floor), ground floor bathroom, and en-suite shower room to the principal bedroom.

Austhorpe Hall, a Grade II* Listed Building, which is being offered for sale separately, is shown outlined red on the first plan. Sales particulars are available separately from the Agents under reference number br/2199.

The paddock, which is shown outlined green on the same plan, is available to be bought by either the purchaser of Austhorpe Hall or the developer of the farm buildings. It will not be offered for sale separately to a third party.

Planning and Building Regulations Consents

The original planning consent for the conversion of the three existing farm buildings was issued on the 10th February, 2004 under application no. 32/379/03/fu. This consent is still valid following a start having been made on the development.

Building Regulations Approval was granted on 6th October, 2008 with the approval of building plans ‘notice of decision’ under reference B/08/04146/othfp.

The second and latest planning consent for the re-construction of the Grinding Barn and Gin Race was granted on 3rd June, 2010 under reference no. 10/01542/fu.

Listed Building Consent was deemed necessary by Leeds City Council for the Grinding Barn and Gin Race re-construction, and this consent is still awaited (on 30th June 2010).

Services

Main water, electricity and gas are available in Austhorpe Lane which runs along the western boundary of the site. There is a main sewer also under Austhorpe Lane but an alternative connection into a private sewer which crosses the farm land on the east side of the site is being investigated at present by the current owner, as being possibly the more economical method of disposing of foul water.
