EAST WING, BAYFORD LODGE, BAYFORD, WINCANTON, SOMERSET, BA9 9NJ

About the Area
Bayford is a small Somerset village with a village hall, church, and pub. It is less than a mile from the town of Wincanton which has more extensive facilities including supermarkets, banks, a health centre, Post Office, library, inns and churches. There are also two primary schools and a comprehensive school. Wincanton offers good sporting facilities, including an indoor sports centre with swimming pool, and a good outdoor sporting facility. National Hunt Racing takes place at Wincanton Racecourse on the edge of the town. There is easy access to the A303 (London/Exeter) and mainline railway stations at nearby Gillingham, Templecombe (Exeter - Waterloo) and Castle Cary (mainline to Paddington) are within easy reach. There are a number of well regarded independent schools for boys and girls in the area including Hazelgrove, Bruton and Sherborne. Stourhead Estate is a short drive away with its well known gardens and house with events held throughout the year.

Accommodation
Dating back to the 18th Century, East Wing is now a versatile family home. Tucked away at the end of a long sweeping driveway, it is well away from the hustle and bustle, yet convenient for A303 and local train stations. The property is surrounded by open countryside with many footpaths within easy reach. A half glazed door opens to the PORCH with terracotta tiling to floor, providing great space for wet dogs and muddy boots. The KITCHEN has a good range of wall and base units with laminate worksurfaces, tiling to splash prone areas and tile effect flooring. A large picture window, with deep sill, overlooks open countryside, beneath which is a two bowl sink with mixer tap over. Space for range cooker and fridge freezer, window with original grill to the Living Room. The LIVING ROOM is a generous room with a window and glazed doors opening to the front patio. A woodburning stove is set on a raised slate hearth with stone surround. Slate tiled flooring.

*
A door leads to the Entrance Hall with wood effect door to the front. Further door to the MASTER BEDROOM with generous built in wardrobe with hanging rail and shelf over and a large window to the front overlooking the garden. The EN SUITE SHOWER ROOM has a white suite comprising fully tiled shower cubicle, pedestal basin and WC. Half tiled walls and heated ladder towel rail. Returning to the Living Rooms, a glazed door opens to the INNER HALL with tile effect flooring and stairs rising. Further DOUBLE BEDROOM has a good range of built in wardrobes and window to the side enjoying views to the surrounding countryside. The FAMILY BATHROOM has a white suite comprising paneled bath with shower over, pedestal basin and WC. Deep cupboard with space and plumbing for washing machine. Obscure window to the rear and tile effect flooring.

First Floor
There are TWO ATTIC ROOMS with characterful beams, one currently being used as a bedroom with velux windows to the side. The other is used as a Studio/Music Room with wooden paneling to walls and velux windows to the front. To the end of this second room is a useful storage cupboard.

Outside
To the front of the property is a patio area offering an ideal spot to enjoy the peace and tranquility East Wing enjoys. Low stone walls bound this patio, with a raised lawn area and well planted flowerbeds. To the other side of the sweeping driveway is a lawn area with flowerbeds. A stone bridge leads to a further terrace area under a large magnolia tree and pergola with power. Beyond this is a large lawn with mature trees enjoying views to the surrounding open countryside. A five bar gate opens to a small orchard with apple and pear trees, and tarmac area providing plenty of parking. The charming stone built OUTBUILDING offering garaging and workshop space, which we feel has potential to create a Studio/Games Room.

Directions
From the centre of Wincanton, continue up the High street and down Bayford Hill. At the bottom of the hill take the only left turning between two stone walls. Continue down the drive for 300 yards and East Wing will be found to the right of the main house.
