HOBBS COURT Located in a semi-rural position in a gated development is this collection of beautifully restored and converted Historic Barns and Farm houses by the award winning developer Herongate Homes.
These character homes were once crucial to the workings of what was originally called Bilsham Farm, which dates back to 1718 and was said to be the true manor house of Bilsham. It was re named in 1875 to Hobbs Farm. The collection of farm buildings known as Hobbs Court was separated from the main farm in 2012 and painstakingly restored and converted by Herongate Homes.
Herongate Homes' past projects have included the 'Royal Norfolk Mews" a project seeing the restoration of servants quarters and stabling behind the Royal Norfolk Hotel in Bognor Regis, where Herongate Homes received a 'Highly Commended' certificate in the 2010 Design Awards held annually by the Arun District Conservation Area Advisory Committee.
Hobbs Court is set behind a gated entrance . A central courtyard, enclosed by brick and flint walls, provides ample parking. The four converted farm buildings, accessed from the central courtyard, all retain their unique identity and the focus has been to create a rustic rural ambience of by-gone times.
Cottars sits on the West side of the development and is a single story barn with pretty gardens, two double bedrooms, open plan vaulted sitting room and dining room.
Tryne is a classic barn arranged over two floors with four bedrooms, a stunning vaulted dining hall and sitting room with original beams.
The two restored farmhouses flank the entrance to the central courtyard. Dove Cott is a very impressive four/five bedroomed farmhouse with spectacular downland views and an impressive farmhouse kitchen.
Stancomb, aptly named after Patricia Stancomb, a well known charity worker and former owner of Hobbs Farm, has three bedrooms and enjoys a central farmhouse kitchen, living area and a vaulted ceiling sitting room with central fireplace.
Herongate, is a two bedroom converted farm building with a stunning open plan living area.
All of the individual buildings enjoy their own private gardens with living hedges and mature planting. THE LOCATION This historic Sussex village lies some 8.5 miles to the south east of the city of Chichester and some 3 miles to the west of Arundel, close to the West Sussex coast. Communications are good with the nearby A27 providing convenient vehicle access to many provincial centres including Portsmouth, Worthing and Brighton. Nearby Barnham station is just 1.5 miles away and provides a regular rail service to London Victoria. Yapton village itself offers a selection of local shops, a parish church and public house. Both Arundel and Chichester provide a more comprehensive range of facilities, the latter being arranged within a partly pedestrianised centre. The surrounding area provides many recreational and sporting activities, including a number of golf courses, the nearest being at Avisford Park in Walberton. Glorious Goodwood is about 8.5 miles to the north and whilst best known for its horse racing, also provides a private airfield, country club and is becoming increasingly well known for the Revival of its historic motor circuit and the annual Festival of Speed. Bailiffscourt Hotel and Spa is located in nearby Climping Street and offers a full range of spa and gym facilities. Chichester and Littlehampton harbours are particularly popular with sailors, and the beaches of West Wittering and Climping provide opportunities for bathing, windsurfing and kite surfing. The recently created South Downs National Park is criss-crossed with many bridle paths and footpaths for walkers, mountain bikers and riders.
