Property description

Violet Cottage is a quirky one bedroom cottage in a rural setting in the coastal village of Kames. The property has a good size conservatory, large sitting room, kitchen and bathroom and is set in almost an acre of private gardens. Ever so slightly off the beaten track, but remaining close to local amenities, this property would make an ideal holiday home and a perfect weekend retreat to escape the rat race.

The village of Kames sits on the Kyles of Bute and is famous for its scenic beauty and sailing waters. Along with the neighbouring villages Tighnabruaich, Millhouse and Portavadie, Kames benefits from small local independent retailers as well as post offices, a bank, hotels, cafes and restaurants. The world renowned steamer, PS Waverley, also regularly berths at the pier. The wider area boasts a golf course, tennis court, children’s play area, sailing clubs and the ever expanding Portavadie Marina.

Sitting Room, Conservatory, Kitchen, Bathroom and Double Bedroom

Directions
From Tighnabruaich turn left when you reach the junction at Kames Post Office.  Shortly after taking this turning you will see a lane on the left hand side. Drive down this lane - Violet Cottage is the first house on the right. (If you reach Duncan’s Village Store after taking the turning at the post office you have gone slightly too far!).

Access
The property can be accessed by either the double gates to the driveway and carport or the single pedestrian gate slightly further down the lane.

Entrance
Both entrances lead, albeit from different directions, to the conservatory at the front of the cottage. From the driveway / carport follow the steps down past the side of the house and from the pedestrian gate a pathway also leads to the conservatory.

Conservatory
4.64m x 3.01m
The UPVC double doors open up to reveal a good sized conservatory which has views over the garden to the Kyles of Bute and the surrounding countryside. Side views also look over the garden and patio areas.  A perfect way to sit and relax, have morning coffee or just enjoy the peaceful surroundings. A small step up leads to a very handy open storage area, ideal for a coal scuttle and wood for the stove. A radiator in the storage area keep s the conservatory cosy.

Sitting Room
5.97m x 4.32m (at widest points)
A wood / glazed panelled door separates the conservatory and the sitting room. Good size, with recently installed multi fuel stove (which heats the radiators throughout the house), carpet, integrated ceiling lights, wall lights and a recessed area at the front window which could house a small table and chairs, comfy recliner, workstation etc.

Kitchen
3.58m x 2.56m
Off the living room, at the rear of the property overlooking the back garden and driveway through the large window. Wooden wall and base units, plenty of space for white goods, lino flooring, strip-light and partially tiled walls.

An L-shaped hallway leads from the living room to the bedroom and bathroom. The carpeted hallway has a good sized storage cupboard, radiator, integrated ceiling lights and a recess for coats and other outdoor wear.

Bedroom
5.99m x 3.16m (at widest points)
Large double room with sea views through the recessed area which has triple aspect windows. In-built mirrored wardrobes provide excellent storage and the room further benefits by integrated ceiling lights, wall lights, further storage cupboard, carpet and radiator.

Bathroom
2.68m x 1.69m
To the rear of the house. White suite comprising WC, wash-hand basin and bath with electric shower over. Frosted glass window, wall tiles round bath and sink areas, ceiling light, radiator, mirrored vanity unit and space for other storage cabinets.

Garden, Driveway and Carport
Surrounded by a stone wall, the impressively sized garden has something for everyone. From the chipped stone driveway that leads to the carport, to the patio areas for enjoying alfresco dining, to the lawned areas and outhouses, to the walkways that explore the more wild side of the garden to the charming pathways surrounded by a plethora of colourful plants, trees and shrubs it really is a very interesting and enjoyable addition to the property. The septic tank for the cottage is neatly hidden away in the garden, but with easy access when it needs to be emptied.

Misc.
The lane that leads to the property is privately owned by the other houses that are accessed from it, however Violet Cottage has a legal right of access.
