Property description
Bridge House is a delightful and traditionally built semi-detached late Georgian/early Regency sandstone family dwelling house, affording pleasing views over open farmlands and hills. Located within the quiet rural hamlet of Throughgate, it lies just outside the village of Dunscore in Dumfriesshire, approximately 8 miles north of Dumfries and this spacious property should be viewed internally to be fully appreciated.
The house has been sympathetically restored, but retains many of its period features, including original period working window shutters and the sourcing of fittings such as door knobs and finger plates of an appropriate period design to replace modern fittings. The front of the house is listed category C (S) and all the original windows at the front of the house have the benefit of secondary glazing. The windows to the rear have been replaced with UPVC double glazing and the house has recently been re-insulated, all of which combines to reduce the running costs of the house. Upgrades of infrastructure have been carried out on the interior and exterior of the house, including the electrical wiring being overhauled and a new consumer unit being installed. There are mains-powered smoke and carbon monoxide alarms and the mains water system to the house has been updated. The house also benefits from a mains powered security system.
Accommodation comprises: Ground floor:- Entrance hall with cloakroom leading from it, sitting room, dining room, kitchen, pantry, downstairs toilet and rear porch/cloakroom. First floor: - Master bedroom, two double sized bedrooms, one nursery/dressing room and a bathroom. It also has an attached annex entered via the sitting room and its own front door at ground floor level, containing:- store room, an office and a utility/store room, these being the space previously used by the former doctor’s/vet’s surgeries. It has the potential to be changed into a self-contained living area, e.g. a granny annex or alternatively, used as space for a small home-based business. In addition to the above, there is a garden store room attached to the annex, this accessed via the rear garden which itself is bordered by a small burn (the Lagan Burn).
The property is located within a beautiful and historic region of Scotland. The Robert Burns connection is particularly strong here, with Ellisland Farm nearby and Burns House’ and The Robert Burns Centre in Dumfries, approximately eight miles away.
Dumfries is also home to a Camera Obscura built in 1836, which is housed in a former Victorian windmill near the town’s centre which adjoins the local museum. It gives fascinating panoramic views across the town and local countryside.
The Wildfowl and Wetlands Trust has a centre at Caerlaverock (18 miles/40 minutes away), where a wide range of wetlands birds can be seen, including Barnacle Geese. The area offers much for enthusiasts of outdoor pursuits, including forest and hill walking in the forests of Ae and Mabie and the imposing Criffel hill. For cyclists, there are many quiet country roads as well as mountain biking routes available, including the Seven Stanes centres and nearby Drumlanrig Castle. For golfers there is a superb choice of some 30 courses throughout Dumfries and Galloway, including Southerness, Dumfries, Dunskey and Creachmore. The Rivers Cairn and Nith are within easy reach, where anglers can enjoy bank or boat fishing at Ettrick and the region offers many superb rivers and lochs for all types of rod.
Accessibility is very good, as there are railway stations at Dumfries, Lockerbie and Carlisle, with connections to Edinburgh, Glasgow and London. Glasgow/Edinburgh and Prestwick Airports are within easy driving distance and provide flights to London mainland Europe and beyond. The M74 and M6 motorways are within relatively easy reach.
Dunscore has a primary school, a newly built doctor’s surgery, pub, coffee shop, church and village hall, whilst Dumfries provides a good range of shops, services, including a large hospital, schools and a large university.
