We will then check with an Independent Financial Adviser that you can get everything agreed for a mortgage offer to be made**. Once you have agreed payments and have a mortgage offer you can move into one of our properties and rent it from us while you save for your deposit. Throughout this process we will support and assist you. Once you have saved the required deposit you will then complete the purchase of your new home at Ellergreen. Help To Buy*

With Help To Buy the new equity loan option from the government you can now buy 100% of your home without having to pay the full purchase price before you move in. This is not a shared ownership scheme, you will own 100% of your own home, but pay as little as 80% of the price

How it works

Help To Buy equity loans are open to both first time buyers and home movers on new build homes worth up to £600, 000. You will need to contribute as least 5% of the property price as a deposit (unless you will be buying with our Rent To Buy option), the government will give you a loan for up to 20% of the price and you will need a mortgage of up to 75% to cover the rest. For Example if you were buying a house for £100, 000 you would need £5, 000 (5%) the government would loan you £20, 000 (20%) and finally you would get a mortgage for £75, 000 (75%). The Equity loan is free for 5 years after this time you will start to pay a small amount of interest each month (1.75% above The Bank of England’s Base Rate)

What you need to do next

The first step is to call in and have a chat with our sales executive who can then establish if you qualify for Help To Buy, explain everything in detail and then work all the figures through with you. You will then speak with our recommended Independent Financial Adviser** who can confirm the mortgages that are available to you. Once this is all in place you will start the process of buying your new home.
