Property description

A charming period village cottage, located on a pretty country lane retaining many original features evocative of its era in the sought after village of Alderbury.

Owners' Comments

"We love the generous living spaces and period features our home has to offer. It's a perfect setting for entertaining but also has a warm homely feel about it for those lazy Sunday afternoons."

"Alderbury is a fantastic village to live in, with lots to offer including a great local pub, school and welcoming community. It has all the benefits of living in the countryside, but only minutes from the amenities of Salisbury."

Introduction

Believed to date back to 1867 and formerly a carpenters shop, Myrtle Cottage has been the subject of an extensive yet sensitive program of improvement by our clients to include a refitted cottage style kitchen, a Victorian style shower room and traditional style casement double glazed windows all coupled with more period features of exposed ceiling timbers and a wood burning stove. Although quaint the accommodation is generous, comprising three well sized bedrooms, two bathrooms and two spacious reception rooms whilst the gardens host attractive lawns, a single garage and driveway. The village of Alderbury is well provided for in amenities including a well regarded primary school, post office, a village shop and active village hall.

Description

The wooden glazed door enters into the spacious entrance hall which hosts the staircase and access to the principal rooms. The sitting room benefits from a dual aspect via traditional style casement windows and a corner free standing woodburner provides a wonderful focal point to the room. The open plan vaulted kitchen breakfast room is an ideal space featuring a beautifully fitted Howdens kitchen with bespoke solid oak work tops, matching upstands an inset ceramic sink and tumble travertine tiled splashbacks. There is an integral Technik dishwasher, Stoves double fan oven with four ring gas burner and stylish modern cookerhood with a wall mounted Worcester Bosch boiler. The dining area is a generous size and could comfortably host a sizeable family dining suite whilst also enjoying much light via a Velux window and features a solid wood stable door to the courtyard garden. A door leads to a stunning fitted Victorian style shower room with rainfall shower, matching wash hand basin and w/c with Victorian style radiator towel rail and integrated EIOS sound system. The first floor landing provides access to three well proportioned bedrooms with both the master bedroom and bedroom two benefits from a dual aspect. The bedrooms are serviced by the matching white family bathroom suite.

Outside

A driveway for three vehicles leads to a wooden five bar gate opening into a single timber constructed garage.  A pedestrian gate opens into a paved path to the front door, immediately to the rear of the house is a small courtyard area with a paved area and some raised beds. From here is a path that leads past the adjoining property's garden to the main garden. The majority of the garden lies to a southerly aspect and is principally laid to lawn enclosed by a combination of fencing and established laurel hedging. There is a summer house and shed, and the garden is screened by a variety of mature trees. A right of access path leads to the separate cottage garden which is wonderfully private and peaceful with a variety of shrubs, flower beds, and lawn area. A Calvert runs along one side of the garden.

Location

The village of Alderbury lies on the southern outskirts of the medieval city of Salisbury near the New Forest National Park. Alderbury enjoys a friendly, sociable community with a range of local amenities including a village shop, Post Office, recreation area, public houses and village primary school.
