The land and buildings at Westbridge Farm can be found on the A388 Holsworthy to Bideford main road at Woodford Bridge, near the Country Club.

The village of Milton Damerel is within a short drive where a garage, farm shop and tea room can be found. The ancient market town of Holsworthy is 7 miles to the south-east and offers a wide range of facilities including banks, post office, supermarket, agricultural merchants and veterinary practices. The new Holsworthy Agri-Centre with a purpose built livestock market opened in August 2014.


Description 
LOT 1: (Coloured pink on the plan)
Approximately 92.50 acres (37.44 hectares) of arable and grass land together with a useful  open fronted steel frame agricultural building (100’ x 40’ ) with space boarding elevations, concrete scrape passage and feed  barrier under 4’ overhang. Mains electricity is connected. This productive run of arable and grass land is mainly gently sloping with some steeper land on the southern boundary which levels out against the River Torridge.

There are also approximately 1240 metres of single bank fishing rights on the River Torridge. Access to the land is from the main road via a private entrance lane  leading to a yard area. Basic Payment Scheme

The vendor will undertake to facilitate such a transfer with the Rural Payments Agency (RPA) to allow the transfer of entitlements subject to RPA guidelines.
