Situation and Description
Aveton Gifford lies on the northern bank of the Avon valley and deep within the heart of the rolling South Hams countryside with the River Avon valley itself being an Area of Outstanding Natural Beauty. The land is situated on the outskirts of Aveton Gifford and is approximately 5 miles to the north of Kingsbridge and 5 miles to the south-east of Modbury. The Land
The land extends in total to 9.05 acres (3.66 hectares), which is comprised of 1.98 acres (0.80 hectares) of pasture in the slopes to the north of the land with 3.19 acres (1.29 hectares) of woodland/copse situated on the steeper slopes, which also includes a small redundant quarry area and 3.88 acres (1.57 hectares) of wetland habitat to the south on the valley floor. The land benefits from access via double wooden gates to the north off the adjoining Bakers Hill Road running between Aveton Gifford and Knap Mill/Loddiswell Road. There is a level area close to the gated entrance which opens out onto a steeper south and south-east facing pasture area, which has over recent years been allowed to grow up to create a wildlife habitat area. There is some considerable plant and weed growth throughout this area. The pasture runs down to a steeper section of ground, which is primarily woodland/copse which is natural regeneration broadleaf species and to the far west of this section is a small redundant quarry area, which itself has various mature tree growth throughout. To the south of this area is an area of level wetland, which provides excellent habitat for many species of wildlife both flora and fauna. Within this area are large areas of rushes. The land to the north is bordered predominately by mature and semi mature tree and hedge growth to the boundaries with the southern wetland area bordered by a ditch/stream to the south. Situated to the north of the land just below the entrance is a general purpose Agricultural Building 60‘0" x 40‘0" (18.28 x 12.19 metre). This building is of timber frame construction under a fibre cement roof and benefits from internal timber barge boarding to 1.5 metres in height with Yorkshire boarding above. The building is open to the northern elevation and has a compacted earth floor. The vendor currently has a rain water harvesting system from the roof of the building to various water storage tanks, which provides a good volume of water for use and these will be included with the sale.
