Property description

This apartment is ideal for those looking for a city centre residence that retains all its Georgian period features. Convenient proximity for all the cultural delights that the Roman City of Bath has to offer and with the Royal Crescent and Royal Victoria Park just a short walk away.

Description
This grade II listed Palladian style Georgian townhouse dates from the early 1800's. Now divided into apartments it provides grand spacious accommodation within walking distance of Bath city centre. As you approach this property you notice the signature sash window surround, decorative neo-classical stone frieze on ornate stone brackets atop regency style columns, used to signify the 'piano nobile' when this was once a grand single residence.Once inside you enter into a light open stairwell with winding iron balustrade stairs to all floors. To the first floor we enter through large wooden panelled door into the entrance hallway of the apartment. You will notice a decorative small 2-pane stained glass sash window which creates a pretty feature as daylight streams in from the outside. Stripped wooden flooring throughout the hallway leads to both bedrooms, bathroom and the centrepiece lounge room. Entering the lounge you can appreciate how this room was part of the 'piano nobile' or noble/principal floor of a large building. With 4m high ceiling bringing the benefit of morning sunlight streaming in through the near floor to ceiling 2-pane sash windows. Eyes are drawn to the centrepiece of this room with the large marble surround and mantle cast iron fireplace taking centre stage. Currently used as a gas fire but easily adapted back to being an open fire. Stripped wood floors, deep skirting boards and decorative detail cornice and ceiling all accentuate the Georgian period feel to this room. The lounge provides a doorway to the kitchen again with a tall sash window to the front aspect. Here you will find a range of modern units with induction hob, space for fridge freezer and built in appliances. A compact but practical and easily maintained space. The hallway provides access to both bedrooms with these having a rear aspect to the property. The master bedroom contains another feature fireplace with marble surround. This is an open fire although currently rarely used. You will again find a large sash window which provides lovely views across the golf course and those evening sunsets in the west. The second bedroom is smaller in size but still ample for a single bed and desk or storage area, again this room provides beautiful views through the sash window. The bathroom is compact but provides what it needs to in a low level WC, wash basin and mains powered shower over the built-in bath. Modern fittings throughout and sympathetically tiled with chrome heated towel rail.
