Acreage: 2.83 acres / 1.15 hectares (approximately)

Description: A rare opportunity to acquire a level block of pastureland with access by way of a 5 bar gate from Blandy`s Lane with water laid on.

There is a bridleway running the length of the western boundary to the paddock which is shown on the West Berkshire footpaths and bridle paths and byways of Basildon marked bridleway 12, as shown on the West Berkshire public rights of way plan included within these details.

Note: This is a very valuable investment opportunity however as this pastureland lies outside the settlement area of Upper Basildon (as show on the enclosed plan) there is no hope value for development in the immediate future. However there may be long term hope value for the future.

Number 12 on the West Berkshire Council – Basildon parish paths.

The Bridleway known locally as Frying Pan Lane, it used to be called Church Lane and was the main route by which the Upper Basildonians walked to St Bartholomew`s church in Lower Basildon. It runs from Sarum House in Mead Lane to Godwin`s Lodge in Park Wall Lane, at the rear entrance to Basildon Park.

There used to be some old cottages along the lane, which have long since gone. The story is that a Basildonian returned from the Crimea war to find his wife cooking unexpectedly from the Crimea War to find his wife cooking breakfast for someone she maintained was her long-lost Uncle Joe. The soldier didn`t believe her, and the breakfast, including the frying pan in which it was being cooked, were hurled into the lane and became part of Basildonian folk-lore.
