About the area
Pilton is a pretty and sought after Somerset village in beautiful countryside between Wells, Glastonbury and Shepton Mallet. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance with excellent road networks to London and the South. Castle Cary is the nearest train station with fast links to London. Wells is the smallest city in England (population about 11,000) and nestles close to the Mendip Hills - an Area of Outstanding Natural Beauty. Wells has excellent local markets twice a week and many medieval buildings including the Cathedral and moated Bishops Palace.

*
Nearby, Glastonbury's past and its present are linked with its dominant landmark, the Tor, and is well known for being a religious centre back into the times of legends. The town grew up alongside the Abbey and is a thriving major tourist area. Medieval Glastonbury clusters around the evocative ruins of the Abbey. Shepton Mallet is another historic town which is now rapidly growing. All three offer a wide range of facilities, societies and activities. There are excellent State & Private schools in the area including Wells Cathedral School, Millfield, Downside and All Hallows.

Accommodation
Cedar House has been occupied by the present owners for 38 years and continues to be a much loved family home. There are spacious rooms offering many period features, including sash casement windows, window seats, period fireplaces. A driveway leads in from John Beales Hill, which is situated in the village amongst similar attractive period properties. The generous parking area and courtyard is flanked by the house itself, garaging and the charming Coach House. The spacious RECEPTION HALL is a welcoming and comfortable room with an open stone fireplace, sash windows and a pretty window seat overlooking the terrace and garden next to which is a part glazed period door leading out to the Trafalgar porch and terrace. An Edwardian staircase rises to the first floor, alcove cupboards to either side of the fireplace, and fitted bookshelves to one wall.

* *
The spacious light filled DRAWING ROOM enjoys an open outlook over the gardens and grounds. There is a bay window with window seat, and double doors leading to the terrace. A Jetmaster fire sits on a flagstone hearth within an inset arched fireplace with seating to either side. Between these two rooms is a charming room, currently used as a LIBRARY/SNUG with a garden outlook as before, a Jetmaster fire within a period style surround, painted paneling and bookshelves. Returning to the entrance hall, where a rear hall leads to a CLOAKROOM and on to the kitchen. A further door leads to the south facing DINING ROOM where a Jetmaster open fire sits within a period style fireplace.

* *
The dual aspect KITCHEN/BREAKFAST ROOM has a good range of wall and base units, including open shelving, worktops, splash back tiling, an integral fridge, sink unit, and space for dishwasher. In addition to the oil fired Rayburn is space for a free standing oven. A peninsular unit separates the working kitchen from the breakfast area and here there is plenty of space for a family dining table. Adjoining the kitchen is a half glazed door through to the very generous PANTRY room with deep stainless steel sink unit within a worktop and base units beneath. Lots of open shelving and space for numerous freezers. Window to the side aspect with deep tiled sill and charming rustic shutters. Further door to the BOOT ROOM which is ideal for wet dogs and muddy boots. Here are generous coat hooks, the boiler and space and plumbing for washing machine and tumble dryer. Velux roof window and door to outside.

First Floor
Returning to the RECEPTION HALL, an elegant Edwardian staircase rises to the spacious landing and the first floor, which offers a generous south facing MASTER BEDROOM with EN-SUITE BATHROOM. A further BEDROOM with wall timbers and ceiling beams, and an adjoining DRESSING ROOM with vanity basin and fitted wardrobes. This versatile area within the East wing could easily be configured to provide a complete MASTER SUITE if desired. On this floor are four FURTHER double bedrooms, all facing south or west, two of which have period fireplaces and others with vanity basins and fitted wardrobes. There is also a BATHROOM and BATH/SHOWER ROOM. This west wing, although accessed from the landing, has the benefit of a separate staircase leading down to a ground floor lobby with outside access. In our view this area would be ideal for conversion to a self contained annexe for guests or a dependent relative.

Second Floor
From the main landing a wooden staircase leads to the top floor accommodation which comprises of a spacious and comfortable vaulted SITTING ROOM with three velux windows giving a splendid elevated outlook over the rear, also plenty of eaves storage cupboards. Doors lead to the DOUBLE BEDROOM and good size SHOWER ROOM, both with eaves storage.

Gardens and Grounds
Cedar House is approached from John Beales Hill which has a stone boundary wall with pedestrian gates within giving access to the lane. To the rear of the house is a large graveled parking area flanked by the COACH HOUSE and GARAGE/WORKSHOP. There is a further timber kennel and log store. Stone steps and columns lead from the graveled parking area to the North paddock with an abundance of mature and specimen trees, including Beech, Walnut and a particularly splendid Cedar Of Lebanon. To the West is a further large paddock with a fenced small waterway with a Monet style bridge over and pretty wildflower area. Also from the rear courtyard are stone steps leading to the glazed PORCH and paved terrace with a covered water well and a charming open fronted Linhay, currently used as a log store.

* *
In front of house is a wide paved terrace, stone walls and wide steps leading to the completely private south facing formal garden. The lawn is bounded by old stone walls and evergreen hedging, abundant well tended borders, mature shrubs, climbers and roses. From the terrace a covered arched gateway leads to the west side of the house where is found a productive well laid out garden with potager beds for vegetables and herbs. Greenhouse and small fruit orchard. NB - The detached Coach House has full planning permission to covert to a 2 bed separate annexe is desired.
