Property description

EPC Rating F. This former inn has been meticulously restored and refurbished to create a delightful family home in a glorious woodland setting with miles of footpaths and bridleways virtually on the doorstep. For those looking for modern country living in an historic building, this could be the perfect solution.

The 1.67 acres (0.68 hectares) of grounds give way to the beech woods and rolling countryside associated with the Chilterns and provide plenty of opportunity for \"The Good Life\" lifestyle. There is planning consent to build a triple garage, the base of which has already been constructed.

There is about 3,000 sq ft of accommodation on the ground floor alone (about 4,000 in total) with some very impressive reception areas and the adaptable layout could be perfect for a variety of requirements with, for example, annexe potential.

Entrance hall, 30' x 22' L shaped drawing room, dining room, kitchen/breakfast room, utility room, family room, games room, study, gym, master bedroom with dressing room and en suite, four further bedrooms, two further bathrooms, cellar, 27' store room.

Goring Heath is a lovely rural area close to Pangbourne, Whitchurch on Thames, Goring and Woodcote. Henley on Thames is a short drive away and there is also good access to the M4 as well as Reading station with its 25 minute non-stop service to London Paddington. There is an excellent choice of schooling, both state and private, all within easy reach.
Pangbourne
Pangbourne is an exceptionally pleasant and well supported village. Standing on the south side of the River Thames where it meets the Pang, Pangbourne lies between rolling Berkshire Downland to the South and the start of the Chiltern Hills to the North. This thriving and active village is a focal point for the surrounding countryside and offers superb transport links with fast mainline railway service to Reading and London Paddington, and J12 of the M4 being only a short drive away. As well as several award winning independent shops, Pangbourne has excellent schools, both in the private and the state sector, a large modern Health and Medical Centre, riverside pubs and restaurants. There are excellent sporting and leisure facilities and an active community with its own village magazine, and many societies and associations. There are many country and riverside walks, with public footpaths and bridle ways giving access to miles of open countryside and the beautiful beech woods of the Chiltern Hills.
Goring
The villages of Goring and Streatley, on opposite sides of the river, are within an area of outstanding natural beauty and offer many amenities as a residential, tourist and recreational centre. The village has been awarded South Of England Village of the Year. The Goring gap is an interesting geological feature that allows the river Thames to break through the hills and make its way to the sea east of London. The river runs from North to South dividing the Berkshire Downs from the Chilterns. In addition to attractive riverside scenery, the Goring Gap is convenient for many places of interest, including Oxford, and the Cotswolds and London is less than an hour away by train. The Goring Gap is also at the junction of the Ridgeway and Thames long-distance Paths and so popular with walkers. Goring, with a resident population of 3500, is served by a range of excellent shops, hotels, restaurants, pubs and a highly sought after primary school. Its rail link allows many people to work in London (56 minutes) Reading (15 minutes) or other towns and yet still enjoy the pleasures of living in the country. The village has its own website with links to many village activities and businesses.
Woodcote
Woodcote is a very popular Oxfordshire village, situated in an area of outstanding natural beauty. It is at the edge of the Chiltern Hills with some outstanding views across the Oxfordshire plain and with many footpaths and bridle ways through the fields and beech woods that are typical of this countryside. The village is a thriving community with several shops, primary and secondary schools (Langtree), an enlarged health centre, pubs, restaurant and village hall and community centre. There is a traditional village Green with playground and many sporting clubs and societies. There are regular buses and the villages of Pangbourne and Goring, both about two miles away, have mainline stations to London Paddington. Woodcote was awarded the prize of Best Village in Oxfordshire in 2008.
