Tenancy Fees. James Griffin Lettings believe in complete transparency with our upfront fees so Tenants have no concern over hidden charges whatsoever.
Reservation/Holding fee: �300 per property which is then deducted from the balance of money payable (e.g. Rent) at least 24 hours prior to the tenancy commencing.
Security deposit: In most cases this is equal to one and a half months' rent.
Administration fee: �325 + VAT (�390) for property up to �950 pcm, �350 + VAT (�420) for property between �951 and �1250pcm, �399 + VAT (�478.80) for property between �1251 - �2000pcm, �495 + VAT (�594) for property at �2001 + pcm.
There are no extra charges levied for a second Tenant. Additional Tenant charge (i.e. 3+ Tenants) - additional �100 + VAT (�120) per Tenant.
Check in fee: There is no Tenant check in fee with James Griffin Lettings. There is a check out fee from �110 + VAT (�132) to �180 + VAT (�216) depending on size of property, although this is not payable until a Tenant vacates. There may be occasions when this is not applicable but a Tenant will always be made aware of this in advance.
The following may also apply dependent upon your own individual circumstances:
Guarantor fee: Ours �100 + VAT (�120) per guarantor
Express move-in fee: �120 plus vat (�144) when a Tenant wants to move in within 5 working days.
Pets: James Griffin Lettings require an extra �250 on top of deposit when a Tenant has a pet. There is also a pet clause charge of �25 + VAT (�30).
