Property description

AVAILABLE MARCH 2015 A GORGEOUS COUNTRY HOUSE

A truly fantastic country house of considerable historical and architectural merit. Situated in a rural location, with 5000sqft of accommodation over three floors and set within lovely gardens and grounds. Easy access to London via the M40 or by train from Princes Risborough.

Situation:
The house occupies a delightful position in a no through country lane, protected by the landlords retained estate of 250 acres surrounding the property. The village of Bledlow is within one and a half miles and the country town of Princes Risborough is within three miles. This provides a range of local shops and a train service to London (Marylebone approximately 47 minutes). The M40 motorway (Junction 6) is within five miles. The property lying within Buckinghamshire has an excellent range of local schools including a country grammar school system. There are fine recreational facilities locally, the property is surrounded by beautiful countryside and there is access, at the end of the lane to the Phoenix Trail, a cycle/bridle path, which links Thame and Princes Risborough.

Description:
Forty Green Farmhouse is a fine country house approaching 5000sqft in size and is of considerable architectural merit, Listed Grade II*. There is a southern wing of the house, which probably dates from the 17th century, but the main facade carries the date of 1718 with mellow brown brick elevations with red dressings and a handsome door case with shell hood. The interior of the house is of considerable note, there being the main sitting room, a fine Inglenook fireplace - probably dating from the earlier part of the house, the main reception rooms being well proportioned with high ceilings and fine detailing. There is a very attractive arch china cupboard in the dining room, a fine staircase to the first floor with both a bedroom and dining room being panelled, the original shutters remain. The house is mentioned in Pevsner's Buildings of England. Much work and improvements were carried out to the house in the 1980's and in recent years the garden and grounds have been much improved and landscaped by the owners.

Gardens:
The gardens and grounds form a particular feature and have been the subject of much improvement in recent years. On the south eastern facade of the house, there is a formal garden with clipped Yew hedges and paths intersected with clipped privet hedges. There is to the side by the orangery a particularly attractive area of garden interspersed by a stream with small pond, which provides a delightful setting. The garden is well screened, has been maintained to a high standard and there is a small orchard. Also available is use of a hard tennis court, stables, paddock and rights to fish on a lake which is set within the estate.

AGENTS NOTE: The kitchen is to be replaced and updated prior to a tenancy commencing, pictures show current units.
