Cawton Hall, Cawton, York YO62 4LW

Cawton Hall was built in 1863, part of the neighbouring Hovingham Estate belonging to the Worsley family. Constructed of stone elevations under a slated roof it stands on rising ground above the village, approached via a tarmacadamed drive. To the south, the countryside rises to a wooded horizon, and, the beauty is, the house owns its view.

The present owners undertook a major project to refurbish sympathetically this unique property. From the new roof to the cellars, nothing has been overlooked. Wiring, plumbing, a Mark Wilkinson kitchen, bathrooms, all have been meticulously installed; whilst none of the original features has been sacrificed. Thus the doors with brass furniture, skirtings, cornices, shutters and fine staircase are all original.

This is an excellent example of a contemporary interior within a period building, a proper house with beautifully proportioned rooms and high ceilings.

Outside
The entrance is off the village road through stone pillars and up a tarmacadamed drive past a Dutch barn (owned by the propertyand with possible development potential). A secondary drive leads past the newly built stable block, with two boxes and a haystore/tackroom, and up to the fields and woodland beyond.

The main drive passes through another fine set of pillars and sweeps round to a broad parking and turning area in front of the house. A fork bears off to the left towards the back door, and the mower shed and oil tank are located hereabouts.

The house supports espalier pear trees on both east and west elevations and the garden lies principally to the south and east, with twin clipped yews overlooking a ha-ha. In front is a broad mown swathe leading south towards the paddocks, with splendid ash trees to the west. On the southern boundary is the established woodland, with a tree house, zip wire and bothy/summer house.

East of the house is a croquet lawn overhung by an impressive mature beech. A York Stone path leads along the side to a sunken garden with low walls surmounted by box hedging approached from the house through an oak lych gate from the garden room. West of the house close by the stable block is a small turn out paddock overlooked by flowering cherries.
