Property description

A substantial double-fronted Victorian residence offering well proportioned five bedroom accommodation with gardens and superb views to Burnsall Fell, also benefitting from a separate barn/cottage next door which offers excellent storage facilities as well as a one/two bedroom apartment on the first floor, ideal for annex accommodation or to let out as a holiday or long term rental.

Conistone House and Home Barn are situated in the heart of Burnsall Village. Conistone House was constructed circa late 1890's and is a typical example of a Victorian four-square home, with a central stout entrance door and four similar sized rooms grouped around the reception hall.   Three of those are excellent reception rooms, with a generous farmhouse kitchen at the rear. On the first floor there are five good sized double bedrooms, all with handbasin and one with an en-suite shower facility, as well as a house bathroom. There are many traditional features within Conistone House that are characteristic of its era including deep skirting boards, deep ceiling covings, ornate ceiling rose, original moulding architraves and wide internal doors and is predominately upvc double glazed, some with modern sashes, as well as heated throughout by a propane gas-fired central heating system. In the past, Conistone House has been used as a Bed and Breakfast establishment and certainly its new purchaser may wish to explore this avenue, although it is also ideal as a family home.   To the rear are lovely level gardens with breath-taking views to Burnsall Fell.   From the front, there are equally pretty views up Burnsall Main Street to the open countryside beyond.

Next door to Conistone House is Home Barn - a former barn and stable which the present vendors have converted into a one/two bedroom apartment on the first floor which has until very recently been let out on an assured short hold tenancy agreement at a rental of 450 per month. It is worth noting that this rental figure has not been reviewed for some time.   On the ground floor of Home Barn, there are several storage/barn facilities including the original stable.   Home Barn is heated by an independent electric fired boiler system which fires the radiators.

Properties of this calibre rarely become available in Burnsall which is a particular popular place in which to live and is renowned for its strong community spirit and high level of owner/occupation in comparison to many other Dales villages. Not only is it surrounded by superb Yorkshire Dales National Park scenery, it also has the famous Burnsall Fell, which is the focal point of the annual Burnsall Feast and Sports where runners challenge each other to get to the top of the fell and back.   Within the village there are two renowned hostelries, the Red Lion Hotel and the Devonshire Fell, and there is also a small shop and cafe. To add to the strong community spirit, there is a very well-respected primary school as well as a children's nursery and a recently upgraded village hall, which hosts a wide range of activities including the annual pantomime. Slightly further afield lies Grassington, circa 3.5 miles away where there is a good range of quality shops and supermarkets, as well a choice of various hostelries and restaurants. Nearby Threshfield also has a secondary school, although Burnsall is in the catchment area for the Skipton secondary schools, i.e. Ermysteds Grammar School and Skipton Girls' High School. Skipton lies approximately 13 miles to the south and offers a greater range of shopping, recreational and sporting activities, and a railway station with train services through to Bradford, Leeds and London Kings Cross.
