Property description

THE PROPERTY A delightful three bedroom, semi-detached stone cottage located within this desirable Cotswold village. Features include a mature garden measuring approximately 100ft, a characterful sitting room, attic room and a detached garage.

The property is located within an ideal central village location, yet enjoys a lovely quiet position where Minchinhampton Common can be easily accessed.

Accommodation is generously proportioned and situated on the ground floor are the kitchen/breakfast room, sitting room and the dining hall/study.

The sitting room is of a very good size and offers lots of character in the form of a Cotswold stone fireplace, exposed beams and window seats with views to the pretty garden. Further, a cloakroom leads from here.

The dining hall is a useful space measuring just less than 12ft long. This area could also be utilised as a study. The kitchen is fitted with a range of wall and base units with space and plumbing for appliances. Side access to the property can also be found here.

Located on the first floor are all three bedrooms in addition to the family bathroom. Bedrooms one and two have the sought-after benefit of built-in storage.

Completing the accommodation, the second floor provides a large attic room of approximately 14ft with exposed beams and ample eaves storage.

Outside, the property offers a 100ft long mature and charming garden extending to the village green. Vegetable patches, a sun terrace and lawn can be found here. Also, a detached garage is situated at the bottom of the garden, adjacent to the road.

AMENITIES Box is a long established Cotswold village noted for its picturesque charm on the southern edge of Minchinhampton Common, above the wooded Avening valley. Formed chiefly from cottages and homes of typical Cotswold design and character, Box is much admired as a residential setting. There is a lively village community centred on the village hall that includes Art and photography clubs, clubs for theatre, yoga and gardening as well as sports such as table tennis and swimming. In addition there is a mother and toddler group plus the extremely popular Jo Jingles music and movement class for babies and young children. The 600 acres of National Trust Common Land adjacent to the village offer leisure opportunities especially golf, and provide views over the Stroud valleys & beyond. Both Minchinhampton and Nailsworth within a mile radius have a good selection of essential shops and services including Beaudesert School. There are several larger towns readily accessible, and long distance commuters have the benefit of motorway access and London (Paddington) trains within an easy distance, the latter stopping at Stroud and Kemble. Free public transport is offered to pupils of Marling School and Stroud High School.

DIRECTIONS From our Nailsworth office, turn right at the mini roundabout towards Minchinhampton. Take the second right hand lane into Box at the top of 'The W' opposite Beaudesert School. As you drop down into Box. The village hall will be situated on the left. Park in the car park and from here head back up the hill slightly and take the pathway ahead. Hilsland Cottage is situated a short way along the path on the left hand side.
