About The Area
About the areaBleadney is a small village between Wells and Wedmore in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. The major towns, being Bristol, Bath, Taunton and Yeovil, are all within commuting distance. Castle Cary is the nearest train station with fast links to London.Wells, the smallest city in England (population about 11,000) has local markets twice a week, a busy shopping centre and many medieval buildings including the Cathedral and moated Bishops Palace. The Saxon village of Wedmore has existed for well over a thousand years and is also a delightful and extremely active centre. Again there are historic buildings including the medieval church next to an old coaching inn, interesting and varied shops including essentials such as the newsagent, butcher, chemist etc. together with others usually only found in larger county towns. The area has a wide range of clubs and societies both cultural and sporting and excellent state and independent schools including primary schools, Kings of Wessex, Wells Blue School, Wells Cathedral School and Millfield School.

*
An old water mill and mill house converted to a charming property with exceptional accommodation including an artists studio (27ft. x 23ft.).Other accommodation includes a hall, dining room, cloakroom, drawing room (25ft. x 21ft.), conservatory, kitchen, 3 bedrooms, bathroom, mill room and a double garage which can easily be converted to additional accommodation.Easily managed garden, mill pool and ample parking.Bleadney Mill is in the heart of the village well back and screened from the roadway.Originally a mill house and mill the property has a great deal of character and appeal with very generously proportioned rooms, exposed beams and oil fired central heating. It has a large drawing room and an integral double garage in the centre of the building which can easily be adapted to residential use if needed - and subject to the necessary consents (the building is not listed). On the first floor is wonderful large studio (27ft. x 23ft.) with great natural light and superb views to the Mendip Hills. The front door opens into a reception hall with a staircase and a cloakroom. The hall opens directly into the dining room and a door opens to the double aspect drawing room with a fireplace and French doors to the conservatory. The kitchen has basic fitments and opens into the garage (19ft. x 21ft.) with double doors. Adjacent is the mill room with the mechanical workings. The water wheel is still in position with part of the workings and some years ago a turbine was installed for hydroelectric power. This has not been used for many years but the system offers very exciting possibilities and scope.

*
The staircase in the hall leads to a large landing and the master bedroom again being large double aspect room (15ft. x 23ft.) with two built in wardrobes. Also accessed from the landing are a bathroom and two bedrooms (one with fitted wardrobes). Approached through one of the bedrooms is the 27ft. triple aspect studio. N.B. if a large studio is not required the room can be divided to provide additional bedrooms and bathrooms - subject to necessary consents.

**
Bleadney Mill is an exceptionally attractive and appealing property. It requires updating but these works are easily justified by its accommodation, location, views and intrinsic quality.IMPORTANT NOTICERoderick Thomas, their clients and any joint agents state that these details are for general guidance only and accuracy cannot be guaranteed.
