Property description

A fantastic detached Grade II listed family home with excellent equestrian facilities and outbuildings, set in about 12 acres of gardens and grounds, just outside Bath. Garage has consent for conversion into an annexe.

DESCRIPTION The property sits within its gardens and grounds and is approached by a tree lined driveway. The house is a deceptively spacious four bedroom property that retains many of its original period features including an inglenook fireplace, exposed beams and original doors. The mature gardens surround the property, and a well appointed stable yard with all weather manege make this a super base for equestrian activities. A wooden front door leads into the entrance hall with flagstone floor. The sitting room enjoys a dual aspect with views of the garden. The drawing room is light and airy with a focal inglenook fireplace with wood burning stove inset. There is good provision for storage throughout the property with built-in cupboards. The kitchen has a traditional black electric Aga and is fitted with a range of stone coloured cabinets and fitted appliances under a granite work surface. There is a central island with breakfast bar and a step leads down into the dining room which has French doors to the garden. The kitchen and dining room benefit from under floor heating and an artisan stone floor. A hardwood conservatory runs along the back of the house providing an additional garden room with a door into a further room, currently used as a gym. A study, utility room and cloakroom complete the downstairs space. On the first floor the master bedroom is light and spacious with a well appointed en-suite bathroom and built-in wardrobes. There are two further bedrooms and a bathroom on this floor; with a fourth bedroom and en-suite shower room on the second floor.

OUTSIDE The property has ample gravelled parking to the front with a detached garage to one side. The garage has current planning consent for conversion into a one bedroom annexe. The gardens are planted with a selection of shrubs and fruit trees and offer privacy and seclusion. The lawned area slope down into a patio and BBQ area directly behind the house.

The Stable Yard
A well planned L shaped building with four stables, a tack room with toilet and kitchen area, feed room, and machinery store, all enclosed with a fenced yard area. There are two further detached timber stables adjoining one of the paddocks. An open fronted two bay hay barn faces the stable yard with an enclosed muck heap area and hard standing for horse boxes and trailers. A 60mx20m all weather manage has a wax and rubber surface and is enclosed by wooden post and rail fencing.
