Ideally we are looking for a professional person, male or female to use on a Monday to Friday basis, however full time residency is ok subject to all details being agreed.
The property is set in its own grounds well back from the highway and is adjacent to our riding stables.
The annex is currently having additional soundproofing fixed to minimise noise from the main building but should be complete and repainted within the very near future.
A new access has been applied for and subject to planning regulations the property including the annex will have its own electric gates. There are extensive lawns that may be used with consideration, there is also a patio outside that was built specifically for the annex.
The weekly rent is 150. This includes water, electric, (an amount of electric use has been calculated and should the tenant use in excess of the calculated amount, then it will be charged accordingly).council tax and the rent of course.
Four weeks rent in advance to be used as a bond.
The area is very quiet, however if you are after nightlife this is easily obtainable in close proximity.
There are a number of large companies within a few miles, also the humber ports oil refineries but this does not affect the ambiance, in fact it is a benefit to have this haven close by.
The towns of Grimsby, Scunthorpe are local and Hull is easily accessible via the Humber Bridge that is some 6 miles away.
Lounge, kitchen diner.
19' 8'' x 14' 9'' (6m x 4.5m) Well laid out area. includes built in hob an oven, fridge, freezer, microwave,good quality table and chairs.
There is an under sink instant water heater, it is excellent as is the two radiators which heat the room within 3. Minutes. Unbelievable. Put two radiators in but one would have been sufficient.
Bedroom.
13' 8'' x 9' 2'' (4.2m x 2.8m) Bedroom with walk in wardrobe. This room is particularly cosy. It also has an instant heater that warms the area up very quickly.
The carpet which is shag pile is a most luxurious one and is most pleasing to walk on.
Like the rest of the property it will be completely repainted prior to occupation.
Shower room
9' 10'' x 4' 11'' (3m x 1.5m) The shower room can be entered from the bedroom and also from the kitchen area both through adjoining hallways. The shower area is particularly spacious and the room is heated by a German heater that we imported for its quality and safety and fast heat production within a bathroom.
The heater is specially designed for bathrooms/shower rooms.
As previous will be newly decorated.
