'Moorings' commands a prime position within Tighnabruaich - one of Scotland's most picturesque coastal villages.
Taking full possession of the dramatic and inspiring views over this renowned deep water channel and landscape (known as the Kyles of Bute), 'Moorings' is an architect designed, split level villa, built and appointed to a high standard.
This deceptive, beautifully presented property (perfectly suited as a primary residence or holiday home) commands, arguably, one of the finest views of this popular tourist destination.
Offering adaptable, split-level accommodation, the house is complemented by a broad ranging specification including a 'smart' (wireless and remote controlled) heating system, high performance double glazed windows and doors, two en-suite facilities, contemporary down - lighting, bespoke (illuminated) balustrade, quality flooring, built-in (walk-in) wardrobes, monobloc hard standing area, 'Scandinavian' styled hot-tub, lounge/dining room with southerly facing balcony - which provides a wonderful entertaining area (taking full advantage of the vistas on offer) and detached garage and workshop.
The accommodation comprises: Reception hall, delightful lounge/dining room, three well proportioned bedrooms (two with ensuite facilities), study/fourth bedroom, fitted breakfasting kitchen, utility room, and quality fitted family bathroom with bath and contemporary styled open plan 'wet' shower area.
Considerable planning, expense and effort have been committed to the landscaping of the garden, which sets the house off beautifully.
Tighnabruaich is a haven for sailors and those keen on the outdoors. The village offers a frequently visited pier (Clyde cruises stop off through the summer season), well used moorings, Tighnabruaich Golf Club, tennis court, and the local area caters for those with fishing and shooting interests.
The village provides a wide variety of amenities, well regarded primary school (secondary schooling is available at Dunoon Grammar), and a regular bus service to Rothesay and Dunoon.
Tighnabruich lies on 'Argyll Secret Coast' taking in the coast line from Strachur (at the top of Loch Fyne) to Colintraive and offers areas of outstanding natural beauty.
Please note we are required, under the Estate Agents Act 1979 and the provision of Information Regulation 1991, to point out that the client we are acting for on the sale of this property is a \"connected person\" as defined by that act. EER Band E
