Property description

The day I went to visit College Farm the weather was particularly challenging, very wet, fiercely windy and so, well, British Weather! But as I drove along the lane which leads to the property I felt my spirits lift. The panorama was spectacular. In every direction, and, for as far as the eye can see, is some of the most beautiful scenery the area has to offer. The gently undulating landscape of lush green, the dark moody sky and the windblown trees, desperately trying to cling on to their sparse autumn leaves, helped dissolve the cares of the day. Even the local wind-farm turbines displayed a certain serene calm, tall and elegant with their slender blades moving silently through the air like an automated corps-de-ballet - lovely. The reverie doesn't end when the bungalow comes in to view, a 1970's smart, solidly built and spacious property surrounded by attractive, well maintained gardens and the 23 acres of land, as described, which come with it. For many people, including me, this would be the dream family home. The current owners have lived in the bungalow for 30 years and explained that some of the land is rented out, and provides a useful extra income. There are interesting out-buildings, a stable and two paddocks, one of which has been used as a helipad on the odd occasion, how's that for a lifestyle statement. There is even an underground well on-site, which is currently uncertified but could become a lovely feature in the grounds and don't forget to make a wish!It is time to move indoors and what a lovely surprise it is. This is a bungalow that offers so much space that it felt like I had stepped in to Dr Who's Tardis. The spacious hall leads in to a great, homely kitchen. In fact, it's more than just a kitchen, with a well thought out dining area and cosy snug, it offers a social space that adds a positive friendliness to the property. The soft-white kitchen units are well made and have light wood work tops and top cupboards, so there is plenty of storage space. There's a marvellous AGA plus a conventional, integrated electric oven and hob. The room has plenty of light pouring in from the large window, even on a gloomy day, and the dining/snug area has a second window, which overlooks the back garden and land beyond. To the right, off the hallway is a cloakroom, large home office and a useful utility area. The kitchen/diner leads to two impressive rooms, the lounge and formal dining room. Let's start in the lounge, a fabulous large room with an unusual feature brick wall which also houses an open fireplace. The furthest end wall has triple sliding patio doors leading to the front of the house, with great views, and the whole room exudes comfort and space. The décor is neutral with a lovely cream carpet. There is a second glazed double-door takes you nicely to the bedroom area of the house. The formal dining room is also really spacious and offers the opportunity to have a very large dining table to wine and dine your family and friends. There's light pouring in from a window and double patio doors leading to the back garden so the whole place could become a remarkable party space. I haven't even looked at a bedroom yet and the house has completely won me over, there is such a positive ambiance which is palpable. So now to the bedrooms, four of them, doubles, with all the room you would need. It is almost surreal how deceptively large this bungalow is. The bedrooms aren't squashed together, there's a generously wide hallway leading to them and, like every other room in the house, they make the most of the amazing views. One of the bedrooms has a good sized en-suite plus there is a huge family bathroom with separate shower. There's a vast amount of storage space throughout the property and scope to make this lovely house your dream home.I don't want to sound too lavish in my praise but I can only speak from my heart; I love this property; the generous space, the amazing 360o views, the comfort throughout, the business opportunity it presents and the acres of beautiful English countryside. There is also the benefit of living in close proximity to the popular village of Great Paxton, with its excellent schools, historic Anglo Saxon church, good village pub and thriving community. For the commuter it is the perfect location with train links to London or the North via St Neots train station, a mere five miles away and excellent road links to take you in any direction. Both Stansted and Luton Airports are only a 40 minute drive away. College Farm is a family home on a grand scale. The children would love the freedom the countryside offers, and with lovely places to walk, the dog would be happy too. If I have whet your appetite for your own slice of the good-life then please, don't just take my word for it, arrange a visit and ENJOY! And there's more, College Farm boasts three barns, two offices, a large workshop and store room totalling over 7000sq ft. (659 M2) and along with the land can produce an income of around £25,000pa.
