Property description

THE MANOR HOUSE An impressive period Manor House providing substantial accommodation. It is set in extensive gardens and grounds extending to c.1.59 acres with glorious views over fields to the front and to the rear.

The substantial accommodation could be converted to suit the buyer, the top floor for example features three bedrooms and a bathroom and has previously been a self contained apartment. Walls could be removed to create even larger rooms, perhaps including a home cinema. Noke has fast broadband so streaming movies would be easy. The house could also be further divided with, of course any necessary planning consents.

The exceptional and flexible accommodation is arranged over three floors. All of the rooms are well proportioned with high ceilings and the upper rooms enjoy glorious views over fields and countryside.

On the ground floor an impressive 25' x 16' hall forms the centre of the house with a drawing room, dining room and kitchen leading off. In addition there is a conservatory, a scullery, laundry room and tack room. Upstairs on the two upper floors there are eight double bedrooms, including a master bedroom suite with dressing room and ensuite and a lovely double aspect room overlooking the garden which would make a splendid first floor family sitting room.

Outside there is a swimming pool and terraces for outside entertaining and beautiful lawned gardens backing onto fields and ample off street parking.

LOCATION Noke is a pretty, unspoilt and tranquil village situated on the edge of Otmoor. There is an 18th Century church in the village and a cricket field/playing field with a childrens recreation area and a village pond with ducks.

Noke is a no through village made up of attractive period houses and cottages and is surrounded by fields and countryside. The Otmoor Nature reserve is at the far end of the village and The Manor House grounds back onto fields with views towards Otmoor. The neighbouring village of Islip offers two pubs, a village school, a general store within the village hall, a doctors surgery with a dispensing pharmacy and two village pubs. Islip also has the advantage of a railway station with connections to Oxford and shortly London Marylebone; a new line is being built to link Oxford with London Marylebone by Chiltern Railways, with a new Oxford station at Water Eaton (which is 4.9 miles from the house) with some trains planned to stop in Islip. The new station is planned to open in the autumn of 2015 with services from Oxford to Marylebone in 2016. Presently Bicester North railway station, easily reached via the A34, offers the best London commute. Noke is just c.7 miles North East of Oxford and c.4.5 miles from junction 9 of the M40.

The pretty villages of Stanton St John and Beckley are both within easy reach and have excellent pubs which serve food and Beckley has a very good village primary school.

Oxford provides an extensive range of shopping and transport facilities, as well as many excellent schools including The Dragon, St Edwards, The Oxford High School, Summerfield's, Magdalen College School and Headington School. Noke is also convenient for the Abingdon schools, Radley,Stowe, Eton, Harrow and Wycombe Abbey. Day to day shopping and supermarkets can be found in Summertown and Headington. The well known retail outlet of Bicester Village is within easy reach.
