The Property
Lodge Farm is a Grade II listed manor house which dates back to the early 16th century, having been extended in almost every century since its construction. Being Grade II listed, this indicates it is of particular architectural and historic merit, being one of only four lodge houses surrounding the original Kenninghall Palace. Kenninghall Palace was originally the home of the Dukes of Norfolk before it was seized by Henry VIII who then gifted it to his daughter. It is also known that Henry VIII used the palace during his reign while he was courting his second wife to be, Anne Boleyn.
The house is built from an internal solid oak and walnut frame with horse hair plaster elevations which provide the aesthetic painted elevations you see today. The house was believed to have been thatched up until the 1950s and has been in the same ownership since 1982. Originally the property would not have had a first floor or a central chimney stack, instead being exposed up to the eaves and roofline as a hall house with solarium.
On entering this wonderful house you will find four principle reception rooms on the ground floor, all situated to the front of the house. Of particular note is the heavily timbered dining hall, together with the adjacent study, which is believed to be the oldest part of the house dating back to the 1500s. A kitchen/breakfast room, bathroom, lobby and store room complete the ground floor accommodation.
A grand staircase leads up to a galleried landing which is believed to have been added in the Georgian era. A further two staircases provide access up to the first floor. On this floor are seven well proportioned bedrooms with two bathrooms. The second floor can be accessed via three staircases, with four attic rooms spanning the length of the house. Currently one room is used as a bedroom, with the remaining three providing storage/occasional bedrooms.
Outside
The property has splendid gardens which surround the property, having been designed to nurture and encourage wildlife. The formal gardens lie to the front of the house with mature trees, shrubs and plants, offering a colourful and natural garden. Beyond the formal gardens is a spinney and pond, with two garden stores/outbuildings hidden behind the house. There is also a paddock which is ideal for grazing or equestrian usage which equates to 1.5 acres (sts). Access to the property is via a gate leading to the garden. Access to the paddock is available via the same gate. In all, approximately 3 acres (sts).

Lodge Farm is situated in a superb rural position with only three immediate neighbouring properties, approximately 1 ½ miles from the village centre. Bressingham itself is situated on the A1066 with excellent access to Diss & Thetford, with the A11 beyond. Diss is the nearest town being on 5 miles away, with further shops, services and amenities including schooling, doctors, sports facilities and its popular Friday market. Also located in the town is a train station with frequent services to Norwich, London Liverpool Street, the Midlands and the North, to name only a few destinations. The cathedral city of Norwich is approximately 25 mile away with its two shopping malls, international airport and university.
