Property description

This property is a magnificent Country Home in a picturesque and mature setting, set back from the main road by over a mile and standing on its own in wonderful grounds which are completely tranquil.

The main house comprises a Grade II listed building with spacious accommodation extending to almost 5000 sq ft, well co-ordinated and currently incorporating an annexe on the western side. The property has been extended over the years with a conservatory added to the north-west side and a sun room to the north. This farmhouse would certainly suit a growing family, possibly with a dependant relative or could be suitable for other uses, subject to any necessary consents.

The present layout is across three floors and includes an entrance hall leading to five principal reception rooms (one of which is currently used as a kitchen for the annexe) plus a large conservatory. There is a good size kitchen with an Aga and a large utility room. There is a ground floor bathroom created within the annexe.

On the first floor there are seven bedrooms and a large bathroom with clear potential to add further bathroom facilities if required. A store room on this floor and one on the second floor complete the accommodation.

Approached via its own private driveway, the farm includes a range of outbuildings, ripe for conversion including a large Tithe barn, Limestone barn with hay storage. Adjacent to the main house is a three bay car park plus extensive additional car parking.

There is a further garden area on the south west. The land, which could be included subject to negotiation, is a mixture of arable and pasture which appears to be mainly free draining with an area of woodland bordering the Isle of Wight Steam Railway line. Further land available if required.

The property is situated in a fabulous location with far reaching views across the Island in all directions and close to numerous footpaths and bridleways. Whilst in the middle of the Countryside, the property is very conveniently situated for easy access to the main towns and villages on the Island with the mainland a short ferry ride from either Ryde or Cowes.

This home is one of the finest properties of its type currently available in the Isle of Wight and is sure to have a wide appeal.

What the Owner says:

This property has been in our family for many generations. As a working farm our central location on the Island and beautiful scenic farmland and ancient woodland has been a joy to experience over these many years.

Our farmhouse with its history, location and size can offer so many benefits to the new owners, that includes an abundance of wildlife that can be seen in the gardens and surrounding fields. During the year the steam train can be seen and heard in the background, a fantastic nostalgic look into the past.

We frequently use our conservatory and sun lounge to enjoy the peaceful and tranquil setting. Our home offers flexible living for our mother as she can still enjoy her independence in her annexe and yet be included in the family environment.

The gardens are spacious enough to enjoy family functions either to entertain formally or to hold informal gatherings as the backdrop creates ideal photo opportunities for the family album.

We will really miss seeing the sun rise and sunset from the house as the experience watching the woodpeckers, pheasants and red squirrels going about their daily business is a sight to behold. It will be sad when we come to retire, however in the knowledge that the new owners will have a fabulous opportunity.

Mark & family.
