Property description

Its beautiful Georgian town houses, charming, well cared for gardens and tennis courts as well as sea views across to France, Sandwich Bay and Deal, that makes Spencer Square one of the most attractive areas of Ramsgate. It is steeped in history and has even played host to Vincent Van Gogh. It is full of Grade II listed properties that are real gems and. Wavecrest is no exception. Built around 1830 and spread over five floors this lovely family home provides something to delight you wherever you look. It could be the wonderful period features including the original fireplaces, high ceilings, sculptured coving and panelled doors or the magnificent views across the square to the sea.

These views can be particularly enjoyed from the balcony outside the lovely lounge on the first floor and from the front bedrooms on the second floor and third floors. While historic and unique features abound, this house has been completely renovated so is very much a place for the 21st century. It includes a trendy new kitchen with an original fireplace and this opens up through high folding doors to the charming dining room. Family and guests will enjoy spending time in this lovely room with its stunning original fireplace incorporating hand painted tiles some depicting royal palaces and a large bay window overlooking the square. The elegant lounge on the first floor incorporates an original fireplace and French windows leading to the balcony where you can sit overlooking the gardens and drinking in the far off view. This floor also contains a double bedroom with an original fireplace and there is a modern family bathroom on the half landing. There are two bedrooms on the second floor, both with original fireplaces, and you can sit up in bed in the master bedroom with its en-suite shower, to enjoy the stunning views. there are also two bedrooms (as well as a bathroom) on the top floor - an ideal spot for teenagers looking for a bit of privacy and independence, or as a separate guest apartment.

The rooms on the lower ground floor can be accessed from the inner hallway or directly from the street so could be used as a separate entity. Currently it includes three rooms including one with a wonderful original dresser and access to the utility room that could be converted to a kitchen and with steps up to the garden. This makes a pleasant area for adult children needing their own space or would make a very useful office suite for anyone wanting to work from home undisturbed.

What the Owner says:

My aunt lived very happily in this house for more than 60 years and it has been in our family since 1946. Under the circumstances I have a sentimental attachment to the house because it is part of my family’s provenance and, in a refurbishment project lasting two years, my overriding determination has been to achieve a standard that results in a property that I would be delighted to live in. I can honestly say with pride that this goal has been realised. During refurbishment of the property I have been very keen to maintain its character whilst at the same time providing safety features and facilities that are in keeping with modern day living. For example I have included two new family bathrooms, an en suite bathroom and other facilities which blend with the charm of the original building, plus a separate toilet on the ground floor. I also successfully applied for planning permission to convert the house into two maisonettes and those plans are still available should perspective buyer be interested. Spencer Square's residents engender a community spirit and in the summer there are monthly "gardening days" where people who live in the square tend the communal garden and end the day with a few drinks and a barbecue. The house is also very central for town; one can walk to Waitrose and it is not far from the pubs and restaurants along Harbour Parade and main sands for a day on the beach with the children.
