Property description

WOODTHORPE LODGE An imposing late 19th century period house set within delightful grounds with formal and informal gardens along with secondary accommodation comprising a two bedroom detached house, Woodthorpe Lodge Cottage.

Woodthorpe Lodge is pleasantly situated on the southern outskirts of the suburb of Sandal some 4 miles south of the city centre of Wakefield. The property is conveniently located only 2.7 miles east of the M1 giving easy access to the regional and national road network and within easy daily travelling distance of the business and commercial centres of Leeds and Sheffield. National rail travel is available at Wakefield where London can be reached in 2hours.

The property is understood to have been built around 1880 and was acquired as the new home of the Bishop of Wakefield in 1940. The property therefore comes to the open market for the first time in over 75 years. The property maintains many of its original features and offers outstanding accommodation set principally over two floors. In addition there is a sizeable cellar and attic. The property as a whole extends to over 9,655 sq ft (879 sq metres).

An entrance vestibule with bevelled glasswork leads to a grand reception hall from where the rest of the house is accessed through one of three plaster archways, undoubtedly one of the property's most striking features. The dual aspect drawing room is located to the west of the main hall and enjoys views over the manicured lawn and the wooded area towards the entrance gates. To the opposite side of the hallway is what has historically been used as a study but offers the opportunity to provide a second drawing or sitting room. Again, dual aspect with spectacular views of the front lawn and the more formal gardens located to the east. Both of these rooms enjoy ornate plasterwork to the ceilings along with sash box windows. A large room with views of the formal gardens used as the former Bishop's office, two cloakrooms along with a comfortable dining room to the west complement the other formal reception rooms on the ground floor.

A sizeable pantry leads through to a kitchen which with some updating could provide a true hub of the house. It currently benefits from a range of base and wall units and a gas fired enamel Aga. A morning room with two sash windows is located off the main kitchen area and leads through to the rear hallway, a toilet and a small second staircase to the first floor.

Leading from the former Bishop's office are a small number of rooms and an inner hallway which provide disabled access to the main house. The rooms include; a small kitchen, office, two toilets and the former Chaplain's office.

A grand staircase leads from the hall to the first floor. The staircase is a further grand feature and includes a carved wooden newel post and balustrade, both of which add to the grandeur of the hall and landing area.

The landing leads to three sizeable bedrooms to the front of the house, one of which has the benefit of its own en-suite shower room. All enjoy views over the front lawn. To the rear of the property are three further bedrooms and a room currently used as a Chapel. One of these rooms has its own en-suite bathroom and there is a further family bathroom and separate toilet. In addition there is also a sizeable laundry room and a small staircase leading to the kitchen on the ground floor.

A small staircase leads from the first floor landing to the second floor which provides seven attic rooms that have historically been used for storage.

The basement of the property enjoys the same footprint as the ground floor of the Woodthorpe Lodge. Historically also used for storage with imagination and updating it could be deemed suitable for a number of uses. The boiler room and fuel store are also located in the basement.

Located to the rear of the property and accessed via a separate entrance is the former chapel. Extending to approximately 800 sq ft (74.4 sq metres) the building includes the area formally used for worship, a meeting room, small kitchen area and toilet. Being somewhat isolated from the main house this offers great scope for conversion to a games room, home cinema or gym.
