Description.

This fine village home gives an impressive feeling of space before you even step inside.

In an elevated position, its exceptionally wide frontage and sweeping in out drive way provides parking for several vehicles and gives access to a double garage.

However, an internal viewing is required in order to truly appreciate the extent of the property on offer. All of the main rooms in this lovely family home are of grand proportions and a blend of modern and traditional flows throughout the whole house.

The spacious “L” shaped entrance hall with its tiled floor, guest w.c. and wide sweeping staircase leading to the first floor, provides an extremely welcoming first impression and gives access to all of the main ground floor rooms.

The modern sitting room with large patio doors overlooking the beautifully landscaped garden has enough space for a large family to relax and can act also act as an extremely impressive reception area when entertaining guests. Whilst this delightful room has ample space for family dining, the dining room just across the hall provides an alternative eating space for more formal occasions and has a large window overlooking the front garden.

The breakfast kitchen with a range of base and wall units, appliances and a breakfast bar has wonderful views of the rear garden and beyond and leads through to the utility room.

Off the hall to the front of the house there is a study / office which is perfect for use as a family IT room or for buyers wanting to run a business from home.

Double doors to the right of the hall lead into a very impressive 32’7” x 13’11” family room. With a bar at one end, this room acts as a gateway to the fabulous leisure complex entered through large patio doors at the other end of the room, whilst it is used as a sitting room by the present owners it would make a superb games room and is again perfect for entertaining.

The leisure complex is a stunning addition to this already lovely home. Its relaxing atmosphere with loads of natural light flooding in through the 3 sets of patio doors and roof lights provides the perfect setting to unwind with the family and friends. It has lots of seating space around the pool with space for a Jacuzzi. Another set of patio doors leads into the gymnasium which has storage cupboards access to the wine cellar and his and hers changing / shower rooms.

The staircase in the entrance hall has been widened to provide an elegant approach to the first floor accommodation. The galleried landing is spacious and very light with a large window overlooking the front garden. Doors lead off the landing to the 6 double sized bedrooms, all having enough space to accommodate double sized beds and a range of bedroom furniture and are all neutrally decorated.

3 of the bedrooms have en-suite facilities whilst the other 3 are services by a generous sized family bathroom with a toilet, bidet, bath, wash basin and a large corner shower cubicle.

The gardens are a particular feature of the property. The front garden has a semi-circular lawn with shrubbery providing screening from the road and a sweeping in out driveway providing car standing across the full width of the impressive frontage.

The rear garden has been attractively landscaped with a paved patio area, lawn and mature, well-stocked borders. There are field views beyond the bottom boundary giving a feeling of seclusion yet the village of Wanlip is just a short drive from the A46 trunk road.

What the vendors say...

From the moment that Serina and Karl walked through the double front doors of 51, Rectory, they instinctively knew it was the house they wanted their young family to grow up in.

Two decades later, and with their children leaving home, the couple is preparing to say a regretful farewell to a house that has served a double purpose – both as a luxurious family home and a space of all-year-round celebration for friends, relatives and business associates.

“We immediately saw it as a lovely place for our children to grow up in,” explains Serina. “We’d looked at a lot of other houses, but none came close to this one.”

Since buying the property in 1994, the couple have extended the original 1960s layout in every direction, tailoring it perfectly to suit their needs as a growing family. The addition of a sweeping staircase also adds to the house’s feeling of under-stated grandeur.

At Christmas time, a 15ft tree dominates the reception area.

With a large swimming pool looking out on to the large garden, a small gym, a Jacuzzi and his and hers shower rooms, this property is perfect for an active family that likes to host and entertain. A good-sized cellar also ensures that the wine never fails to flow on such occasions.

“The pool area is a complex all by itself,” says Serina. “It’s perfect in the summer and spending time between the pool and the garden can feel just like being on holiday. We also have a bar in the nearby lounge, so it’s easy to accommodate a large number of people.”

With such spacious accommodation, it’s no surprise that “Haveli” – the name the couple chose for the house, meaning “country home” – has become the go-to party location for scores of friends and family over the years, from children’s parties to birthdays and wedding celebrations.

Memorable parties include a wedding party with 350 guests, Karl’s 65th birthday party – including a marquee on the lawn – with 250 guests, not to mention impromptu barbecues, curry nights and water polo competitions.

“We’ve played mini rounders and netball in the garden too,” adds Serina. “People love coming here and we also have regular fund-raising lunches.

“We are very sad to be leaving,” says Serina. “Our friends, family and neighbours were truly sad to see the For Sale board go up.

“But we’re both retiring now and we are looking to live somewhere smaller – and it’s our turn to be the guests, rather than the hosts, for a change!”
