Property description
If rural living coupled to immediate access to Canterbury and major road links to the surrounding towns are top of your wish list, Iffin Lane has it all. The very attractive and imposing this property backs on to paddocks and stands proud in 0.79 acre of garden with stunning views across farmland as far as the eye can see. It is a very flexible building with a two-bedroom ground-floor annex that could be incorporated as part of the house or be a totally separate unit.
Built by the previous owner, who was a builder in 1990, you can appreciate the quality of the workmanship from the moment you see the property. For easy maintenance there are ceramic tiles throughout the ground floor in the main house and beautiful wood doors and windows. The kitchen/breakfast room is a real joy to spend time in with its elegant units, central island and built-in wine cooler, a hob, two integrated ovens and a microwave as well as other appliances and an adjacent utility room.
There are gorgeous wood sliding doors between the kitchen/breakfast room and the lounge so, when they are open, the whole area provides a wonderful space for entertaining. Alternatively, you can close them off and sit around the impressive and unusual brick fireplace enjoying the warmth of the wood-burning stove on a cool winter’s evening. It will be a pleasure to work in the very well-fitted office overlooking the garden.
At present, this leads directly through to the annex but could be shut off if the annex is required as a separate dwelling. This has a separate entrance and consists of two good-sized bedrooms, a sitting room, bathroom and large fitted kitchen – and even has its own name!
Upstairs, there are four double bedrooms with fabulous views, including the master with en suite facilities and a dressing area as well as bedroom 2 with en-suite and a family bathroom incorporating a Jacuzzi bath.
Outside, there is a large lawn and terrace as well as a magnificent summerhouse/games room with double glazing, light and heat while the double garage with its fascinating doors and the in-and-out driveway provides plenty of space for off-road parking.
What the Owner says:
We moved here about seven years ago because of its excellent location – living in the country yet with easy access to Canterbury city centre, road and rail links and very good schools. We love the peace and quiet and there is nothing better than coming home after a busy day at work and just relaxing in the garden listening to the birds. Yet we can drive to Morrisons supermarket or the A2 in under five minutes. It has been a wonderful family home but we feel it is time to downsize. The accommodation is very flexible and the annex would make a wonderful place for elderly relatives or adult children. You could also rent it out as a rural holiday home or increase its size if you need more space. There are architectural plans in existence which show the potential for the annex upstairs to be extended to include another 2 bedrooms and a bathroom.
Outside, you will find everything you want for leisure activities. The children have plenty of space to let off steam and there is a built-in barbecue on the terrace as well as the magnificent chalet that we had installed. It is large enough to house a full-sized table tennis table and a pool table with room left over to include a variety of gym equipment.
There are some wonderful specimen trees in the garden including a couple of monkey puzzles and ponds surrounded by mature shrubs that attract plenty of wild life.
