Quality Furnished Single and Double rooms in a quiet 4 bed household close to the Centre of Guildford, Main Line Train Stations, Research/Business Parks and Surrey University, and on an easy bus route. Approx. 15-20 min. walking distance and 5-10 minutes by car or bus.

INCLUDES: 1. The rental includes Gas, Electricity, Water, Council Tax, TV License, BT Infinity/Virgin (Fast fibre optics) Wireless Broadband.
2. It includes our SERVICE: We provide Communal Professional WEEKLY Cleaning and Garden services as well as all household maintenance. Annual carpet, window and oven clean. (Your £100 contribution to this comes off your deposit at the end of the tenancy.)

Supplied with the house:
Modern Kitchen to include, All Crockery, Cutlery, Domestic Appliances, Washing Machine, Cooker, and generous Fridge Freezer, Microwave. Allocated Cupboards for each sharer. Ironing board and Iron. Bucket, mop and Hoover. (You provide your own personal groceries and other domestic items)

Optional Extras: Bed linen furnishings. Duvet, Plus Cover, Pillows, fitted sheet. These optional bedding items are payable separately. £125 and can be provided for you if you come from overseas and do not want to carry lots of luggage. (You may bring your own)

There is one Spacious Full Bathroom with shower upstairs. Some of our houses have two bathrooms or an en-suite, however en- suites bathrooms are very rare in this area.

The garden is maintained and suitable to share the odd friendly barbeque.

Who will you share with?
Other similar professionals or mature working students, max one per household, aged from twenties to late thirties. Everyone has to pass our stringent referencing checks so you can rest assured you are sharing with good people.

You will all have your own privacy and only need to share communal areas as necessary.

Terms: Preferably minimum 6 month let. (Occasionally 3-4 months may be negotiated, for an additional £100 admin fee, plus £50/month extra) However we mainly provide serviced short term accommodation as members via Airbnb.
One month deposit payable in advance, which may be payable over two months, by agreement. This will be kept in the DPS if you stay for at least 6 months or in a safe client account for short term lets.
References/Admin Fee of £250 depending on risk and insurance required. You must provide proof of the right to live and work in the UK. Plus: We charge £75 extra for UK BASED guarantors if required. Payable to do full references and draw up the tenancy, cover legal`s and insurance, before check in. This may be reduced to £200 only if you pay 6 months in advance. Check out fees of £185 apply at the end of the contract to include a professional end of tenancy clean and are taken off the deposit. Your room will be professionally cleaned before you move in.

You will have a Conventional Room AST Contract and will need to abide by the house rules for a happy home environment.

Lastly, we often book our rooms via Airbnb web site for short term lets if they are vacant, and many applicants book from oversees or from a distance in the UK due to difficulty in being able to view. We do this by having a skype call and meeting each other and then sending the documents via email for signature and you can secure a room in advance of arriving. We are willing to pick you up from the train station when you arrive and check you in to facilitate your smooth and happy transition for a small charge of £25 should that help you, otherwise there are numerous taxis available from the train station.
