Property description

Wonderful rural location on the edge of the Royal Forest of Dean. This property is a superior barn conversion which stands in 2.6 acres of gardens and grounds. situated up a private lane approximately 1 mile from the main road. The lane leads to a beautiful country house known as The Haie and also to this stunning property.Brick built, the house is spacious and light with wonderful reception areas, all of which have superb views over the Forest of Dean and the extensive grounds surrounding.Well-appointed throughout, the house has quality fittings and modern standards combined with character features. The house is located off the A48 Gloucester to Chepstow road, which means that access to Bristol, Cheltenham and Gloucester, motorways and rail stations are all within reach. This is a superb example of a spacious conversion with adaptable accommodation, for example it would be very easy to provide ground floor annexe accommodation without making major changes. This attractive five-bedroom converted barn, which has adjoining double and single garages with a workshop, is located on the fringe of the Forest of Dean near Newnham on Severn. It was originally converted circa 1990 as part of the wider redevelopment of The Haie mansion, its outbuildings and estate. The Barns is set in just over two and a half acres of private gardens and has uninterrupted views across an adjoining paddock to the Forest beyond. 'We moved here late in 2006,' recalls Sue. 'We had been used to living in a quiet location and wanted somewhere similar. The Haie is one mile from the main road and definitely off the beaten track; The Barns is separate from the other properties here but isn't isolated; The Haie holds informal social events each year, while the nearby village of Newnham on Severn is an active community and has every amenity for everyday needs. Monmouth Waitrose delivers here, while Cheltenham, Gloucester and Bristol are all easily accessible, we go to Cheltenham a lot.'The Barns is a large, versatile house and it offered us plenty of scope to put our own mark on it,' remembers Philip. 'In 2007 we had the kitchen and utility room refurbished, installed a programmable lighting system and changed the fitted furniture and the bathroom suite of the master bedroom. We also had the study fitted with bespoke furniture. The following year we installed new windows and doors and later we upgraded the bathroom facilities of the other three en suite bedrooms. In 2012 we had a new conservatory built on the footprint of the old one; the patios on both sides of the house have also been re-laid.''The rooms all have different but lovely views over the garden and surrounding countryside, continues Sue. The rooms are also well-proportioned and they're arranged with a natural flow from the entrance hallway, which has a minstrel's gallery. The dining room is large and gives access to the conservatory, which opens to a patio and benefits from the morning sun; while the lounge is separate but parallel and opens to the patio that gets the afternoon sun - the reception space is wonderful for entertaining.''The garden has a similar natural flow to it and there are lots of places to sit and enjoy it,' adds Philip. 'It was designed by the previous owners, who subtly landscaped it over three levels. While most is laid to lawn, they planted colourful shrubs rather than flowering plants so that it would be easier to maintain - as indeed it is. The garden also has a tennis court and there's a fish pond with decking to either side, which provides yet another vantage point from which to sit and enjoy the views around.''We've felt both safe and secluded here and we will miss everything that attracted us in the first place - the calm, quiet ambience of the house and the garden,' conclude Sue and Philip. 'It will be difficult to replicate those qualities again but we feel now is a good time for us to move on.'
