Property description

EQUESTRIAN PROPERTY with 22 ACRES, STUNNING DARTMOOR VIEWS, 4 bedroomed 15th century FARMHOUSE with 1 bedroomed ANNEXE/HOLIDAY COTTAGE, no public footpaths or bridle ways on the property.

DESCRIPTION This is a fine equestrian holding with historic 15th Century 4 bedroomed thatched farmhouse, plus a separate annexe / holiday cottage; traditional period barns; 16 stables ,courtyards; a sand school; 2 good vehicular accesses all of which are set fairly centrally within approximately 22 acres of beautiful rolling land sub-divided into 7 paddocks. It enjoys a truly stunning location with unspoilt panaromic views and in the foot hills of Dartmoor.

The property is Grade II Listed and we understand the property was owned by Queen Elizabeth I and held by the Provost and Scholars of Kings College from 1579 to 1920 when it came back into private ownership.   The main residence is beautifully presented and includes a host of period features including impressive period  fireplaces, a wealth of exposed beams and some exposed original panelling. There is a large lounge, complete with woodburner and original bread oven.   There is oil-fired central heating, attractive latched internal doors, modern (sympathetic) bathroom suites, modern electrics and a large farmhouse style kitchen with 4-oven oil-fired Aga.

Outside considerable cost has been put into developing Ball Hill Farm’s equestrian potential.  There are tack rooms, feed stores, a courtyard kitchenette and toilet, a well located floodlit sand school and a substantial agricultural building which has been converted to provide stabling and covered yard / storage.  There is a separate agricultural vehicular access and considerable modern equestrian fencing, gates and water supplies have been added to the land.

BELSTONE (recorded in the Doomsday Book) has an excellent pub, 13th century church, chapel, village green and  cricket club. More amenities can be  found 2 miles away in Okehampton.   Okehampton lies on the northern edge of Dartmoor National Park.  It is approximately 30 miles from both the north and south Devon coasts.    There are superb local beauty spots where one may enjoy walking, riding, mountain biking and fishing.     The shopping area contains several banks and three supermarkets including Waitrose as well as nationally and locally owned shops.    Primary and secondary education is well catered for in the local schools up to A level standard.  The recreation ground and park contains, amongst other things, a leisure centre with indoor heated swimming pool, a gymnasium, sports hall, dance studio and café.       Most sports are available including  18 hole golf course, squash courts,  bowls club, indoor rifle range and thriving rugby and soccer clubs.
