Property description

Charm, space and flexibility are the hallmarks of this large, warm and welcoming 1930s family home. You can feel the relaxed and friendly atmosphere from the moment you walk into the hall with its fascinating staircase, solid wood doors and archway through to the very attractive kitchen/breakfast room with its central island, variety of integrated appliances and a range cooker. The breakfast area has access to the huge terrace and beautifully maintained garden with its storage sheds and mature trees. It is also open to the dining area so, if you are preparing a meal for guests in the kitchen, you can still chat to them while they are in the dining room.

The size of the utility room needs seeing to be believed and, while it is currently being used for storage and laundry, it is large enough that part of it could perhaps be used as a playroom or a gym. There is an attractive lounge with French doors to a side patio that is a real private suntrap in the summer. The leaded-light bay windows and the fireplace in the lounge provide plenty of character and you can cosy up to the extremely efficient tortoise convector fire in the winter.

There is a well-fitted study area that leads through to the extension with its separate front door. This includes both a storage area and a vast room that is currently also being used as an office but could be a games and music room as it is large enough to house a full-sized snooker table as well as a grand piano. Alternatively, this whole area could be converted to a separate annex if required for elderly relatives or adult children.

Off the galleried landing there is a family bathroom and five bedrooms including the master with a walk-in dressing room and large adjacent bathroom, incorporating a 6ft bath and a modern wet-room-style shower. The boarded loft room runs the length of the main house and could have various uses as it includes electricity and a telephone point.

At the front of the property there is a hardstanding for two vehicles and an attractive front garden with a lawn, terrace and mature trees and shrubs. However, part of this could be converted to an ‘in and out’ driveway to provide more off-road parking if required.

What the Owner says:

I have always enjoyed entertaining and sometimes we have had around 70 people for a party as they can flow through from the hall to the lounge and, in the summer also, out onto the terrace. This is so large that we regularly have an average of 20 to 30 guests for a barbecue and I can easily seat at least 10 of our friends and family round the dining table for lunch or supper.
It is very peaceful here and we have plenty of wildlife in the garden even though we are not far from the centre of Folkestone. We are also very central as the station is only a few minutes’ walk for the high-speed rail to
London and, if you want to pop across to the Continent, we are very close to the Channel Tunnel and the M20. There are excellent grammar schools in the town and a number of private schools only a short drive away.
There is a bus stop nearby and plenty of activities available in the town and surrounding areas. For sporting enthusiasts there is a small golf course as well as a sports centre with a ski slope, large swimming pool and gym.
There is an indoor and outdoor bowls club and the Folkestone football club within walking distance. Morrisons supermarket is not far, while Folkestone town centre includes a variety of individual shops and highstreet stores as well as the fascinating Creative Quarter in the Old Town and some delightful restaurants, bars and coffee shops.
