Property description

THE PROPERTY Tye House is an exceptional waterfront home, designed by the award-winning architect Neil Holland, and brought to the open market for the very first time since it was completed in 2004. This handsome home has been built to exacting standards, receiving a Sussex Heritage award in 2007 and boasts accommodation arranged over three floors with a stunning vaulted ceiling pool complex. Designed to incorporate modern living with traditional building there are three main reception rooms, five bedrooms, including a separate suite occupying the second floor, with all of the principle rooms enjoying sea views.

The approach to Tye House and its carriage driveway is via Coastal Road, the prominent position within this well regarded private sea estate. Once through the large solid oak door there is an impressive entrance hall with a stunning oak staircase rising to the first floor galleried landing and doors leading to the reception rooms.

The formal sitting room overlooks the south facing landscaped gardens, with a central fireplace and double doors opening into the spacious kitchen dining area. The kitchen living space is the heart of this magnificent home, also overlooking the south facing gardens this exceptional space has been fitted out with top of the range appliances, all encased within bespoke kitchen units, and is dominated by the central island unit with its stunning marble top. This kitchen works as an all year round living space, with its large open fireplace and doors leading to the pool complex.

The gym, which is accessed from the entrance hall, overlooks the front aspect and enjoys a range of built in storage units. Also looking out to the front aspect is the impressive study. The remainder of the ground floor comprises of a cloakroom which also houses the comms room, the main hub for the running of the home, the East hall leads to the pool complex, garaging/boiler room and utility room.

The pool complex has been beautifully designed, with a large vaulted ceiling with oak beams spanning the length and breadth of this superb space. There are doors opening out to the gardens and windows on three aspects. The pool also benefits from a shower/dressing room.

The first floor with its spacious galleried landing leads to four of the five bedrooms. The master bedroom occupies the entire of the South, East and North aspect with a large en suite, bespoke dressing room and superb bedroom with breath taking sea views from the balcony. Two further bedrooms on this floor enjoy sea views and access to the south-facing balcony; a family bathroom serves both. The remaining bedroom on the first floor looks out over the front aspect with far reaching views of the downs and benefits from an en suite. The second floor forms a complete separate guest suite with a large bedroom, sitting room and bathroom, with both the sitting room and bedroom over looking the gardens and sea views.

The landscaped gardens are a particular feature, enclosed by walls with the exception of the centrally located full height gates, which when opened allow sea views to all of the ground floor principal reception spaces, as well as access directly on to the greensward and beach. The lawns are dissected by a sunken water feature and bordered by well-stocked beds and coastal shrubs. The large patio area links the sitting room, kitchen dining room and pool complex, and wraps around the East side of the house connecting the rear patio to the front via a wide, wall enclosed walk way.
