Property description
Menthownick is a wonderfully spacious and extremely well presented 5 bedroom detached south facing creek side residence, located in the popular hamlet of Port Navas close to Mawnan Smith.
This delightful former bungalow has enjoyed a comprehensive refurbishment and extension programme by the current vendors during their 15 years of ownership and the property today provides an extremely comfortable living space for most buyers. Our clients have extended the property into the roof space to create what is now an absolutely outstanding first floor master bedroom suite, which offers a generous bedroom area with patio doors opening to a balcony with glass and steel, which offers a simply breathtaking view over the surrounding countryside and over Port Navas Creek and the Helford River. Furthermore, there is a spacious en-suite shower room with \"his and hers\" wash hand basins, together with a separate dressing area with fitted wardrobes. To complete the accommodation on this floor the vendor has created a Study area which features a number of windows allowing plenty of natural light, ideal for those wishing to work from home.
On the ground floor, the property is entered into an entrance conservatory, which offers a pleasant area to sit or dine and enjoy the wonderful views. Beyond the entrance conservatory is a formal dining hall, again offering a charming view through a large window which allows ample natural light. Sitting behind the dining hall is a comprehensive kitchen/breakfast area, which features an oil fired Aga and separate large pantry. The utility room is accessed off the kitchen and provides access into the integral double garage.
The property is set within a large plot and beautifully landscaped gardens are a feature in their own right. They are largely situated on the southerly front side of the property, gently sloping away from the property in the direction of the creek and arranged as a series of lawned and planted terraces that have been planted with a variety of flower and shrub borders. A broad terrace, running the majority of the width of the property, provides a wonderful south facing entertaining area and offers further potential should any potential purchaser wish to extend the property further by adding an orangery, subject to the necessary permissions required.
The tarmacadam entrance driveway leads up through the garden to a parking and turning area that also leads to the integral double garage. Adjacent to the garage is a car port and a sizeable detached and purpose built workshop that is complemented with light and power and also has a chain winch to store a boat.
On the opposite side of the public highway, the property also enjoys a right of access down a nearby stepped pathway to a creek side quay.

Location | The small and picturesque village of Port Navas is centred around a handful of stone cottages at the head of the creek, beside its very own village hall and yacht club with restaurant, and of course the renowned Duchy Oyster Farm. The nearby villages of Constantine and Mawnan Smith provide a good range of shops and amenities, whilst the harbour town of Falmouth with its yacht marinas, Maritime Museum and Royal Cornwall Yacht Club is also close at hand. The cathedral city of Truro is the administrative centre of Cornwall and offers good private schooling and a mainline rail link to London Paddington.
|
. | Port Navas Creek is a tributary of the beautiful Helford River, immortalised by Daphne Du Maurier in her novel Frenchman's Creek, so named after the next creek upstream from Port Navas. The river is home to many deep water moorings, Helford River Sailing Club, the thatched Shipwrights pub on the south side of the river and the Ferry Boat Inn on the north side. Much of the countryside surrounding the Helford Estuary is owned by the National Trust and is designated as an Area of Outstanding Natural Beauty with numerous lovely creek side and coastal walks within easy reach.
|
. | Communications to Cornwall have vastly improved over recent years with the A30 dual carriageway just north of Truro giving fast access to the M5 motorway at Exeter. Newquay Airport provides regular shuttle flights to London Gatwick and many European destinations.
|
Services | The following services are available: mains electricity, mains water, private drainage, telephone line, broadband and satellite television, however we have not verified connection.
