LOCAL INFORMATION
Twyford is a bustling village set 6 miles to the East of Reading; the Anglo-Saxons named Twyford after the two fords across the River Loddon in the village. Surrounded by beautiful countryside and the towns of Henley-on-Thames, Reading and Maidenhead there is plenty to do along with highly regarded schools such as The Piggott School, Piggott Junior School (Wargrave), Robert Piggott Primary School (Charvil), Polehampton Primary and Colleton Primary. Twyford has a mainline train station with regular trains to Paddington making it the perfect place for a busy commuter that wishes to have a home outside of the city.
ACCOMMODATION
This characterful Victorian Villa offers flexible and spacious accommodation. The ground floor hallway gives access to the lounge with working gas fireplace, dining room, modern high gloss kitchen with integrated appliances including water softener, granite worktops and a separate utility room. There is also a downstairs cloakroom, study with desk unit and shelving and access to the outside storage area.

The first floor houses a spacious family bathroom with separate WC and free standing roll top bath. There are three good sized bedrooms and stairs to the master suite on level 2.

The separate master Suite boasts velux windows allowing for natural daylight but constant privacy and the fully equipped en-suite shower room is a great benefit to the 2nd floor accommodation. Please note due to the location of this room there is reduced head room in places.

This property has a large degree of natural sunlight due the large original sash and bay windows, additional skylights and South-Westerly aspect.

The furnishing of the property is characterful and cosy and the current landlords are keen for this to remain, however have also offered the option of part furnishing.
OUTSIDE SPACE
A low maintenance enclosed courtyard garden in keeping with the Victorian style of the property. There is a range of shrubs and discreet decking areas. There is also off road parking accessed via electric double gates from the Waltham Road.

The landlord has arranged for a gardener to visit the property to keep the grape vine, rose creeper and other plants in good condition. This will be paid for by the landlord and they will access the property at a mutually agreeable time.
