Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beaut. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

There are excellent state & independent schools in the area which include several good primary schools, All Hallows, Wells Blue School, Strode College, Wells Cathedral School, Downside and Millfield.Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Highbridge, both 25 minutes drive. Bristol International Airport is 35 minutes drive away. The Saxon village of Wedmore to the west is also a delightful and extremely active centre. There are many historic buildings interesting shops, pubs, restaurants, tearooms and a wide range of cultural and sporting clubs and societies including a golf course.

Accommodation
St John Street is a popular residential area just off the Broad Street which is a continuation of the High Street. No 21 is a Grade ll listed house believed to have medieval origins and retaining period details. The accommodation is far more spacious than the modest and discrete front elevation suggests and the house has really good living space - in and out - and a great deal of character. The front door opens to an entrance hall off which is a reception room used as a music room but equally suitable as a snug or study. The hall continues to a large comfortable sitting room which is 17ft x 16ft plus and which has an open Jetmaster fire.Off the sitting room is a small inner hall with the staircase and a door to the garden. Beyond is the roomy kitchen/dining room which has a double aspect, a gas fired Rayburn (with a back boiler for the central heating and hot water) and a range of fitted units with an integral dishwasher, oven and gas hob.

First Floor
The staircase leads to the first floor and at the top on the right hand side is the master bedroom which has a double aspect and an en suite shower room with a basin, wc and shower cubicle. On the left of the landing is the bathroom with a basin, wc and bath. Also off the main landing is the second bedroom which is again a good size and which has another door leading through to a small lobby. This gives access to a double bedroom and a narrower 4th bedroom.A staircase/ladder gives access from the main landing to an attic room with a pitched ceiling.

Outside
The gardens of this property are a delightful surprise! The side hall leads into the cobbled courtyard bounded by mature trees (including an olive) and shrubs and flanked by a stone outbuilding with a slate roof. This building contains an office and utility room with a small butler's sink and space and plumbing facilities for a washing machine and dryer. Steps lead up from the courtyard to another surprisingly large lawned garden with apple trees, flowerbeds and a useful store shed/workshop.

In all this is a very appealing property which must be viewed to be appreciated.
