WHEELWRIGHTS, LONG STREET, CROSCOMBE, NEAR WELLS, BA5 3QQ

About the Area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills - an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.

Croscombe
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield. Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes drive away. Croscombe, just a few miles east of Wells, is known to date back to at least 706 and it developed in the 16th and 17th centuries with the boom in the wool trade. During this period many houses, cottages and inns were built and the church was reconstructed. Today Croscombe is a vibrant village with a primary school, village stores, a pub and a very active local community.

Accommodation
Wheelwrights stands well back from the village road approached over a gravelled drive and is a very pretty building which has been sympathetically improved whilst retaining its period charm and character. It has partial double glazing and gas central heating. The front door opens into a flagstoned entrance hall which leads to a splendid large sitting room which has a triple aspect and is very light and airy. It has oak flooring, wall lights, a wood burning stove, French doors to the front courtyard and double French doors to the garden courtyard. This room also has one of the two staircases and a cloakroom with a basin and wc.

*
The oak panelled dining room, which would also make an excellent home office, looks out onto the courtyard and has the original stone flagstones and a working open fire. The flagstoned breakfast room still has original features like the Gardiner & Sons of Bristol grate, brick lined bread oven (now used for wine storage) and original hearth beam. The fitted kitchen, which which was newly built 9 years ago, is light and well-appointed with oak worktops, under cupboard lighting, integral Miele dishwasher and washing machine, and views up over the paddock.

First Floor
The first floor has 4 bedrooms and a bathroom. The staircase from the breakfast room leads to a landing which serves two bedrooms and the bathroom which has a tiled floor, bath with tiled splash back, hand basin and wc. The staircase from the sitting room leads to another landing which serves 2 more bedrooms and also has a door into the middle bedroom which can be reached from both landings.

Outside
Wheelwrights is approached over a gravelled drive which leads to the parking areas and past to another property. The drive also gives access to the adjacent cottage. On the south side of the house is a 150 square metre paved courtyard with a raised bed for kitchen herbs in its centre. Catching the sun throughout the day and bordered by herbs and flowers, this generous terrace leads up a set of steps to garden laid to lawn. This has a discrete breakfasting area to the left and a vegetable garden to the right. Through a wooden gate you then go up to the one-acre pony paddock, which benefits from mature Russet Apple trees and a mains fed water trough to what was once a piggery. At the top of the paddock, accessed through a 12 foot gate, is a large area of concrete hard-standing. A generous gravelled drive to the front of the property, with parking for 4/5 cars, leads down through an oak gate and the original steps to the Sheppey below.

Directions
From Wells take the road towards Shepton Mallet and pass Morrisons. Continue just over a mile or so and enter the village of Croscombe. A few hundred yards on there is a little drive to the right, which leads to the property.
