THE HERMITAGE WELLHOUSE LANE, GLASTONBURY, BA6 8BL

About the Area
Glastonbury is internationally known as a beautiful historic and very friendly town. Its past and its present are linked with its dominant landmark, the Tor. It's been a religious centre throughout history and back into the times of legends. There was a Celtic monastery here by 500 AD which, in the next 1000 years evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and today is a small thriving town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey.

*
Just 5 miles from Glastonbury is Wells, the smallest city in England (population 11,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. There are excellent local schools and the private sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. About 12 miles south east is Castle Cary station with a main rail line to London.

Accommodation
The Hermitage is believed to be the closest house to the historic and famous Tor, nestled on the lower slopes it enjoys a truly tranquil and unique location. Recently extended and renovated throughout the house has stylish and smart bathrooms and kitchen, bespoke timber double glazed windows and gas central heating.

Ground Floor
From the oak framed storm porch a door leads to the ENTRANCE HALLWAY with under stair cupboard and doors leading off. The SITTING ROOM is dual aspect with a large bay window and an open fireplace with slate hearth. The fabulous KITCHEN/LIVING ROOM is 'L shaped' with and open fireplace and bi-fold doors leading from the living area to the decked terrace. The kitchen is fitted with LED inset lighting, smart wall and base cupboards with Carrera marble work surfacing, Neff dishwasher, Smegg 'American style' fridge freezer and a range cooker with five ring gas hob. A stable door gives access to the garden. The same kitchen units continue into the UTILITY ROOM with a sink and space for a washing machine and tumble dryer. The Logic wall mounted gas boiler is located in here. The CLOAKROOM has a wash hand basin and wc.

First Floor
The FIRST FLOOR LANDING has loft access and doors off to the FOUR BEDROOMS with the master having an en suite shower room. Three of the bedrooms have fabulous views facing south towards Butleigh Moor. The FAMILY BATHROOM has been fitted with a wash hand basin, bath with shower over and wc. LED lighting that combines with the suite and tiles gives the room a contemporary feel.

Outside
The Hermitage has a brick paved driveway that has direct access to Wellhouse Lane - a quiet country lane. The driveway leads to a timber 5-bar gate that in turn leads to a large shingled and paved driveway that provides plenty of space for parking and turning. The timber framed open fronted carport has parking for two vehicles and has light, power and water. Stairs lead from the rear of the carport to the first floor that has power and light and plenty of potential for a home office/gym/hobbies room. A separate store is located at the side. The good-sized garden is mainly laid to lawn with a small orchard planted with a variety of fruit trees. To the southerly side is a raised decked area with plenty of room for alfresco dining and seating.
